Plans may result in a residential development with a small commercial component on four parcels of land within the Lakes of Muirfield community. The parcels are located within the Hamlet of Lyalta, southwest of the intersection of Range Road 254 and Township Road 252, immediately south of Township Road 252, between Range Roads 264 and 265. Phase 2C: 18.71-acre parcel consisting of 106 subdivided single-family residential lots with partial surrounding infrastructure. Phase 3: 48.75-acre parcel of single-family residential development land with limited surrounding infrastructure. Cell 7: 5.20-acre site (within the original Phase 1 area) partially developed with a 2,965 SF commercial building constructed in 2005 and asphalt parking lot. The mercantile building within this cell is serviced with a dedicated sewage septic system and a cistern for trucked-in water. The remainder of this Cell is unserviced, with the opportunity for it to be tied into the adjacent existing municipal infrastructure within Muirfield Blvd. Cell 8: 4.59-acre vacant parcel (within the Phase 3 area) identified for a future senior’s independent living complex. TIMELINE: Wheatland County is currently seeking a proposal for the purchase and development. It is intended for the four parcels will be sold together through a Request for Proposal process. It is intended that the available lands may be sold to a successful land development proponent (the "Developer") for the purpose that the lands be developed into a residential community as a complementary addition to the existing developed areas of the Lakes of Muirfield community. If a submitted proposal for land purchase and development is acceptable to Wheatland County (the "County"), the lands may be sold to that proponent.
