Renovation of an educational facility in Auburn Univ, Alabama. Completed plans call for the renovation of a educational facility.
Prequalification application due by close of business Thursday, August 22, 2024 For all questions or inquiries about this project, please contact: Philip Johnson, pcj0003@auburn.edu; 334-750-4518 The general scope of the work includes but is not limited to: Removal and replacement of roof system on Greene Hall, including new membrane, new insulation, and addition of roof drains and new fall protection system. Work: 1. Base Bid: At Roof Areas A1 & B1, remove the existing built-up roofing assembly, including roofing membrane, roof insulation, asphalt, perlite, and base flashings down to the existing roof deck as shown on plans, and discard. 2. Base Bid: At Roof Area C1, remove the existing built-up roofing assembly, including roofing membrane and base flashings down to the existing LWIC as shown on plans, and discard. 3. Additive Alternate No.1: At Roof Areas A2 & B2, remove the existing built-up roofing assembly, including roofing membrane, roof insulation, asphalt, perlite, and base flashings down to the existing roof deck as shown on plans, and discard. 4. Remove the existing metal flashings including coping, counterflashing and other metal flashings, and discard. 5. Remove existing pipe flashings including lead flashings, and discard. 6. Remove all abandoned equipment from the roof that is not being used. 7. Remove all abandoned curbs and penetrations and install new substrate to match existing. All abandoned conduit lines and roof penetrations to be demolished to below deck (typical). 8. At Roof Areas A1 & C1 (Base Bid), A2 & B2 (Additive Alternate No.1), remove existing primary roof drain assemblies, and discard. 9. Raise existing equipment curbs, as required, to achieve specified height above roof. Raise (disconnect by licensed craftsmen, if necessary) all HVAC units and other equipment supported by curbs to conform with the following: a. Modify curbs as required to provide a minimum 8" base flashing height measured from the surface of the new membrane to the top of the flashing membrane. b. Secure top of flashing and install new metal counterflashing prior to re-installation of unit. 10. Pressure-wash precast concrete fascia on exterior of parapet. 11. At Roof Areas A1 & C1(Base Bid), A2 & B2 (Additive Alternate No.1), furnish and install new primary/overflow roof drains and leaders to meet IPC 2021 requirements. See Drawings Sheet G-002 "Drainage Calculation" for roof drain size for each roof area. Note existing primary drains are being replaced and Contractor is to install new overflows with horizontal piping to direct stormwater to outlets at the nearest exterior wall. 12. Furnish and install a new base sheet. a. (Base Bid) At Roof Area B1, secure by torched applied. b. (Additive Alternate No.1) At Roof Area B2, secure by torched applied. c. (Base Bid) At Roof Area C1, secure by mechanical attachment. 13. Furnish and install new roof insulation, cover board, and torched applied modified bitumen roofing system. a. (Base Bid) At Roof Area A1, provide two layers of polyisocyanurate insulation to provide a minimum value of R-25 and provide tapered insulation to ensure a minimum slope of 1/4 -inch-per foot, secure by mechanical attachment. b. (Additive Alternate No.1) At Roof Area A2, provide two layers of polyisocyanurate insulation to provide a minimum value of R-25 and provide tapered insulation to ensure a minimum slope of 1/4 -inch-per foot, secure by mechanical attachment. c. (Base Bid) At Roof Areas B1 & C1, provide two layers of polyisocyanurate insulation to provide a minimum value of R-25, and provide tapered insulation to ensure a minimum slope of 1/4 -inch-per foot, and secure by fully adhering. d. (Additive Alternate No.1) At Roof Area B2, provide two layers of polyisocyanurate insulation to provide a minimum value of R-25, and provide tapered insulation to ensure a minimum slope of 1/4 -inch-per foot, and secure by fully adhering. 14. Furnish and install a new fall protection system to include a horizontal lifeline and anchors, as specified herein. 15. Furnish and install new metal flashings to include skirt flashings and counterflashing, as specified herein. 16. Furnish and install walkway pads at locations as specified and identified on plans or Walk tread/ Skid Resistant Surfacing. 17. Scrape, prime and paint metal equipment hoods noted on drawings. 18. Furnish and install any miscellaneous items as specified. Description of the Existing Roof System: i Information in this Section is provided only to establish general description and the Contractor is responsible for visiting the site to satisfy oneself to the existing conditions, size of roof areas, etc. before submitting the Bid. i The roof assembly at Roof Areas A1 and A2 is composed of the following: i The roofing surface is aggregate adhered by asphalt. i The inter-plies are bituminous. i The base flashings are bituminous. i The top layer of roof insulation is 1-inch perlite. i The middle layer of roof insulation is 1.5-inch polyisocyanurate. i The bottom layer of roof insulation is 1-inch perlite. i The roof deck is metal. i The roof slope is in the deck. i The roof assembly at Roof Area B1 & B2 is composed of the following: i The roofing surface is aggregate adhered by asphalt. i The inter-plies are bituminous. i The base flashings are bituminous. i The top layer of roof insulation is 1-inch perlite. i The bottom layer of roof insulation is 1.5-inch polyisocyanurate. i The roof deck is concrete. i The roof slope in the insulation. i The roof assembly at Roof Area C1 is composed of the following: i The roofing surface is aggregate adhered by asphalt. i The inter-plies are bituminous. i The base flashings are bituminous. i The roofing insulation is 3.5 - 6-inches LWIC. i The roof deck is concrete. i The roof slope is in the LWIC.
