The scope of work includes interior and exterior renovations to a 24-unit, three-story residential apartment building. Work will involve electrical, mechanical, plumbing and structural upgrades according to the approved plans. Plans were designed by architect April Hughes. The property is owned by the Chicago Housing Authority. Construction is expected to cost approximately $5,500,000. Fees paid to date total $375, with $16,980.12 in fees still outstanding, bringing the total permit fee to $17,355.12. The property is within a short walk of the Indiana CTA Station, which services the Green Line. All 24 existing units are currently unoccupied. The Prairie Apartments were built circa 1960 and consist of a three-story masonry structure with precast prestressed concrete floor slabs, a partial unfinished basement and low slope roof. It is approximately twenty six feet (26') from grade to top of the parapet at the east facade. The main entrance is located at the east elevation of and accessed via a sidewalk from South Prairie Avenue. There are currently 24 residential units, 8 per floor, which will be accessed from a new enclosed interior stair from the primary entrance and a reconfigured enclosed rear stair. This work includes but is not limited to exterior improvements of all facades including the new enclosed main and rear entrances, new parking, walkways, patio, fencing and landscaping. Interior alterations include new electrical HVAC systems, new electrical service and distribution, and new plumbing systems and fixtures. New interior finishes include new studs, drywall, paint, flooring, doors and hardware, kitchen layouts, casework and lighting. Each unit will have its own laundry room and mechanical room. Roofing improvements per new MEP. All appliances, except for the range hood, will be furnished and installed by the CHA. Upon award of the contract by the CHA, the Contractor shall provide and pay for an acceptable Performance Bond in the amount of 100% of the Lump Sum Base Total or separate acceptable Performance and Payment Bonds each in the amount of 50% or more of the Lump Sum Base Total
