This complex, further known as Goodson Hills, will consist of three buildings containing a total of 23 three-bedroom townhouse-style residential units. o Conduct on-site measurements to locate property boundaries, improvements, easements, rights-of-way, and any encroachments that might affect the ownership of the property by a properly licensed surveyor. o The surveyor will review the findings, compare them with the background documents, and create a final ALTA survey that reflects the property's current state. o Identify any encroachments, easements, zoning restrictions, or other issues that may affect the property. o The survey will include the following Table A options: o 1. Monuments placed. o 2. Addresses o 3. Flood zone classification. o 4. Gross land Area. o 6. a. and b. Zoning. o 7.a.1 Square footage o 8. Substantial features o 9. Parking o 11.a. and b. Location of utilities. o 13. Names of adjoining owners o 16. Evidence of recent work. o 18 Easements. o The final survey and report will include all the details required to meet the "Minimum Standard Detail Requirements and Accuracy Standards For ALTA/NSPS Land Title Surveys" and all Table A options listed above. o Prepare a comprehensive ALTA survey report that includes a detailed map with all required elements as per ATLA standards. o Provide a written description of the property boundaries, improvements, easements, encroachments, and any other relevant information. o Submit a final ALTA report in both hard copy and electronic format. o Provide digital copies of all survey data, maps, and supporting documentation. o Survey must meet all VCDC survey requirements as identified in Attachment "A" "VCDC Survey Requirements" All work is to be completed and report submitted within 30 days of issuing the purchase order.
