Site work and new construction of a mixed-use development in Tempe, Arizona. Completed plans call for the construction of a clubhouse / community center; for site work for a clubhouse / community center; golf course; and golf course.
Please direct any questions no later than August 8, 2024, by 4:00 p.m., Arizona time, to the City of Tempe - Engineering Division, at contractor_support@tempe.gov Ken McDonald Golf Course, one of two city-owned golf courses, comprises 120 acres and is located at 800 E. Divot Drive. Ken McDonald is a par 72 championship length course, measuring 6,743 yards from the back tees. In Fiscal Year 2022-23, Ken McDonald had over 71,000 rounds. Ken McDonald's clubhouse facility includes: o Pro shop, golf cart storage facility & restaurant. o Three practice greens. o Lighted driving range. The current pro shop was constructed in 1975 and includes approximately 7,200 square feet of space. It is situated on approximately 47,000 square feet including the pro shop, cart staging, and 15 parking spaces. All additional parking spaces are located south of the Western Canal in a shared parking lot with the YMCA which leases the property from the City. It is the intent of the City to construct a new clubhouse facility and additional parking north of the canal. A conceptual design has recently been completed by Douglas Fredrickson Architects (DFA) which includes the following: o The new clubhouse is located north of the existing clubhouse. o The addition of 80 parking spaces north of the canal. o Expanded indoor and outdoor seating in the restaurant. o Below-ground cart barn. o Event lawn. In addition, due to the relocated clubhouse and additional parking, some portions of the golf course will need to be addressed, including: o The current green of hole 18 moves north requiring a new green and bunker. o The chipping green on the east side of the course is modified to accommodate the additional parking but continues to provide a buffer to the adjacent houses. o A new practice putting green on the west side of the clubhouse. The formal design phase will begin this August. The City is seeking a Construction Manager at Risk (CMAR) to begin Phase 1 pre-construction services near the start of the design phase with cost estimating, constructability review, and coordination with other concurrent projects as key tasks. CourseCo, who began operating Ken McDonald on July 1, 2023, will partner with the City throughout the entire process. The City has established an $8,000,000 budget for this project.
