Furnish labor, materials and services necessary for repair and maintenance of trash chutes, on an as needed basis, at various Housing Authority of the City of Milwaukee Housing Developments, as per the following scope: Chute Maintenance Service fire discharge door to ensure that the door is self-closing, that the tracks, springs and/or rollers are cleaned and lubricated and that the fusible link is properly installed. Report any deficiencies to the site manager immediately Intake Doors be tested to ensure that they self-close and latch as designed and as required per code for fire-rated doors. Hydraulic closers and thumb-latches or T-handles should be checked for proper operation. Oil shaft/pivot bearing, latch assembly, and bushing at base of connector bar and grease inside of mechanism cover. Clean accumulated debris from back of lower angle frame. Additionally, lubricate the solenoid and roller switch components of the electric interlock system. Report any deficiencies to the site manager. Check sprinkler heads in the chute to ensure that they have the proper sheet metal guards fully protecting the heads and that no debris is allowed to accumulate around the sprinkler heads. Report any deficiencies to the site manager. Test chute lock down switch to ensure that all chute intake doors are secured when switch is engaged in the off/closed position. This switch should be tested to make certain that the intake doors will secure while the switch is off/closed during chute maintenance and emptying of container. Report any deficiencies to the site manager immediately. Sanitizing Units - Operate wash-down system to verify proper operation. Sanitizing Units located on approximately every 3 floors, beginning at the topmost intake door, are to be inspected. The proportioner valves are to be tested and adjusted to ensure the proper flow of chemical into the wash-down system; the 'open/closed' buttons must move freely. The chemical canister, flush head, foot valve and hoses are to be inspected for proper operation. Access panel doors for this system are to be checked to ensure that they are secured and that locking mechanism functions properly. Report any deficiencies to the site manager. The Housing Authority reserves the right to: reject any and all quotations; waive informalities, technical defects, and minor irregularities; accept the quotation (if any) deemed most advantageous to and in the best interests of the Housing Authority. Award will be based on price, contractor's availability to provide the specified services when required, and contractor's expertise and past performance.
