The Missouri Gulch Workforce Housing Design Project will complete the design, engineering, and environmental work for a proposed housing development on the Missouri Gulch site in the town of Mariposa. The Missouri Gulch Workforce Housing Design Project will complete the design, engineering, and environmental work for a new housing development on the Missouri Gulch site in the town of Mariposa. The workforce housing community will be designed in partnership with a Collaborative Stakeholder Committee, comprised of representatives from county employers. This Project implements a key recommendation from Mariposa County's Integrated Mobility & Housing Strategy (IMHS), adopted by the Board of Supervisors in January 2023. The IMHS envisions transit-oriented development in a rural context, with housing and transportation that connects Mariposa with its major workforce center, Yosemite National Park. The plan details new models for workforce housing that increase affordability and supply of housing, while offering a mode shift away from single car commuting to shuttle service and group transportation. This project is funded by a grant from the Strategic Growth Council's Transformative Climate Communities Program. The project will encompass the following activities: o surveying and mapping the development site; o producing 2-4 distinct design alternatives for community and stakeholder feedback; o coordinating and facilitating two phases of countywide engagement events and producing all engagement materials, such as illustrative graphics and idea boards; o completing a summary of community-informed design decisions from the initial community engagement phase, including a draft schematic design package and preliminary sheet set for construction documents; o producing the CEQA analysis, specialist report, and determination; o preparing submittals and managing required public noticing to secure local approvals; anticipated applications, including re-zoning, encroachment permits, and utility connections; o completing a construction bid set and ensuring that materials comply with local requirements and policies for bidding and procurement; o producing a probable construction cost estimate for the project; o identifying target grant and partnership opportunities for implementation and assisting with locating construction funding he term of the contract will be from the date of execution of the contract to project completion. The project shall be completed prior to August 31, 2026.
