Replacement of make-up air unit and rooftop package unit at 777 Danforth Avenue, a 2-storey mixed-use commercial and residential building with 29 residential units and a commercial unit. The Engineered Air make-up air unit (MAU) on the roof that provides fresh air to the hallways via 2 grilles in the ceiling on the ground floor and one central grille in the wall on the second floor. The MAU is gas-fired with a heating output capacity of 312,000 BTUs per hour. The MAU is also equipped with electric cooling with a capacity of 115,970 BTUs per hour. The unit has an airflow capacity of 3,600 cubic feet per minute (CFM) and was manufactured in approximately 2004 (approx. 20 years old). The MAU and related controls will be replaced, as well as the ductwork and duct insulation on the roof, as required. The Owner Energy efficiency measures including, but not limited to, variable frequency drive or variable speed drive controls are a must. There is a Carrier rooftop package unit that services the common rooms and offices on the ground floor. The unit is gas-fired with a heating output of 96,000 to 120,000 BTUs per hour. The package unit is also equipped with electric cooling with a capacity of approximately five tons. The unit was manufactured in approximately 2004 (approx. 20 years old). The Owner intends to replace the rooftop package unit and related controls as well as the ductwork and duct insulation on the roof, as required.
