Site work and new construction of a mixed-use development in Lake Louise, Alberta. Conceptual plans call for the construction of a 7,911-square-foot, one-story above grade fire / police facility; for site work for a fire / police facility; 6,243-square-foot, 12-unit multi-residential development; and multi-residential development.
This Overall project comprises of two independent sub-projects, A Fire Hall and a Multi-unit Residential building each with a specific associated site. These sub-projects are for the same Client - Improvement District No. 9 (ID9) c/o Municipal Affairs. Each sub-project will have it's own WBS #. Lake Louise Fire Department (LLFD) Fire Hall Project: The new facility will be built on a new non-serviced site and is expected to include four apparatus bays and supporting services areas; crew areas for personnel including a kitchen, dorms and Lounge/ training; four dorm suites with associated services; and office areas. The overall construction budget is approx. $8,720,000. Multi-Unit Residential Building: Improvement District No. 9 (ID9) currently leases land in the Pipestone Residential area of the Hamlet of Lake Louise (along Hector Rd.), that housed a former day care building. This site will now be dedicated to a 12-unit residential building (8 One bedroom units, 3 of which are required to be modified to become barrier free) and 4 Two bedroom units. The overall construction budget is approx. $3,600,000. TIMELINE: Request for Proposals for Prime Consultant Services is currently underway. Construction is currently planned for 2026-2027. Further update pending award of contract.
