The facility has total about 500,000 square feet consisting of buildings such as Administration, Inmate Services, Medical, Gym, Multipurpose, and Dormitory. The maintenance crew has been experienced multiple issues related to water at the entrances to the buildings and downspouts backing up and freezing as well as concerns about meeting ADAAG requirements. There is also a need for additional razor wire around the Administration building. A single wall partition with power for the SRT room. NCI will also be adding a number of rooms to an existing chiller (approx. 4,000 sq ft). HVAC to be added to multiple dormitories as the budget allows (each of the 5 dormitories is a two story building with approx. 250 incarcerated persons on each floor. There is currently no A/C or duct chases in the building). Will work with the architect and facilities to determine which dormitories will be priority. The Program of Requirements ("POR") will be shared with the shortlist of CMR's as part of the RFP process. All aspects of the project and related issues will be implemented and operated consistent with the Contracting Authority and/or Owner's policies and procedures. This project will likely require multiple GMP's to complete. B. Scope of Services The selected Construction Manager at Risk ("CM"), as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority and/or Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule.
