A. The Work is located in the City of Council Bluffs, Iowa within Rivers Edge Park riverward of the levee at Avenue B. The project includes the Treetop Walk and Tower area, which is located on the north side of the park in the vicinity of the Bob Kerrey Pedestrian Bridge. B. Work to be performed under this Contract generally includes the work described in paragraph 1.2.C below. C. Contracting Method: The Project will be constructed under a single prime construction contract. The Work of this Contract generally includes the following: site clearing, stripping, and removals as shown on the Plans, placement of stormwater pollution protection BMP's, and the construction of water, sewer, and electrical utilities as well as construction of the Tree Top Walk and the Adventure Tower structures which include subsurface deep foundations, support piers, elevated pedestrian walk and the tower structure. The project also includes construction of a concrete maintenance access drive as well as landscaping, seeding, and other site restoration. The project includes the construction of a temporary crossing of the drainage channel for the purpose of providing access to the construction site for the crane and other construction equipment. The temporary access will include the placement of temporary drainage structures and fill in the channel and the removal of the culverts and fill at the completion of construction. The Contractor shall complete all work as indicated on the plans and specifications and as required for a full and complete functioning project as intended by the contract documents. Furnish all labor, materials, tools, equipment and services as indicated in accordance with provisions of Contract Documents. 1. It is the intent of the Contract Documents to describe a functionally complete project. Furnish and install all supplementary or miscellaneous items, appurtenances, and devices incidental to or necessary for a sound, secure, complete, and functional installation. This project consists of 8,800 square foot bridge pier leading to the mouth of the Missouri River. The project is located in Council Bluffs, IA and includes drilled pier foundations, auger cast foundations, earthwork, landscaping, structural steel, concrete foundations and flatwork, thermally modified wood planking, porcelain pavers, plantings, irrigation, painting, and plumbing, Please note the specifications are inclusive of scopes that are part of the North development. Some sections may not apply to the South Pier and may be ignored. NOTE THAT STRUCTURAL STEEL AND DEEP FOUNDATIONS HAVE BEEN AWARDED AS PART OF A PRIOR BID PACKAGE. NO STRUCTURAL STEEL OR DEEP FOUNDATION PROPOSALS WILL BE CONSIDERED. ELECTRICAL WILL BE ISSUED AS PART OF A LATER BID PACKAGE. The project is taxable and sales tax shall be included as part of the proposal. Lueder Construction requests bidders provide a breakout of the sales tax included in your proposal.
