The Village recreation centers are mid-size recreation centers consisting of large meeting rooms, card room, billiards hall, kitchen, pool, and outdoor facilities. LOCATION ADDRESS o El Santiago Village Recreation Center Location/Address: 2373 Enrique Dr, The Villages, Sumter County, FL 32159 SCOPE OF WORK AND PHASING PLAN The schedule of work shall include but not be limited to the scope of work outlined below: General: The following summary of work provides a general overview of the Scope of Work. All Scope of Work shall be as included in this description plus all other work required to meet the intent of the contract documents included as part of the project contract. The Contractor shall submit a phasing plan to the District/Engineer for review and approval prior to commencing any work. Mechanical (Kiln Room): 1. The existing exhaust fan located above ceiling and serving the kiln room will be disconnected, removed, and disposed of offsite. The existing duct work associated with the exhaust fan will remain in place with duct openings being capped and sealed. 2. Removal, disposal and replacement of existing kiln ventilation ductwork. The new kiln exhaust ventilation ductwork is to be routed to the building's exterior. 3. A new wall-mounted Packaged Terminal Air Conditioning (PTAC) unit will be installed in the kiln room, replacing the existing louver, which will be removed and disposed of offsite along with all associated accessories. Mechanical (Pool House): 4. Removal and replacement of (2) direct-expansion split systems at the pool house with high-efficiency split system units with dehumidification capabilities via variable speed fans and variable-stage compressors. New condensing units will be mounted on existing concrete pads at grade. New air handling units will be in the existing mechanical room as shown. The existing refrigerant piping and condensate piping will be removed and replaced with new, the new refrigerant lines are to be routed to the indoor air handling units as shown and noted on the plans. The existing standalone control, wiring is to remain in place for the connection of new zone sensors, new direct-expansion split systems will be provided with their own internal control system (Provided by Others). 5. The existing air distribution system including ductwork, insulation, grilles, etc. is to remain and will not be modified under the Contract unless specifically indicated. The Contractor shall provide duct cleaning services for the entirety of the system at the Recreation Center and Pool House as indicated in the specifications. Electrical: The existing circuit breakers, conduit, wiring is to remain in place for the connection to the new HVAC equipment. Permit(s) Contractor to obtain any and all permits required and to ensure that all work passes all inspections required by the building department and the District. Contractor is to provide the District with a copy of the signed permit(s), retain a copy for the Contractor's records and required to maintain a posted copy of the permit(s) on the jobsite throughout the duration of the project. Safety Systems: Contractor is responsible to inspect and maintain all OSHA approved safety systems, protective measures, lifelines, fall protection, etc. throughout the duration of the project, including, but not limited to protective building/ground feature barricades in the immediate area where work is being performed. Inspection of these systems is the responsibility of the Contractor, per applicable OSHA requirements.
