As of October 24, 2024, We’re extending the deadline by 6 weeks. So far there have been no responses. The intent of this Request is to obtain qualifications from prospective developers capable of redeveloping a vacant .896-acre parcel of City owned land located at 595 South Exchange Street (aka "the site" or "the property"). The City will evaluate the respondent's past experience with real estate development including mixed-income, market rate and affordable housing as well as its experience completing projects that include retail or non-residential components. The City is seeking a development partner that has experience working in collaboration with community stakeholders. A strong commitment to sustainability, design, equity, and a proven track record of completed projects is essential. Location: 595 South Exchange St. Scope of Services The chosen development partner will complete the following scope of services: 1. Enter into a Preferred Developer Agreement with the City of Geneva that includes a Site Control Agreement outlining the terms under which the Developer will purchase the site. 2. Identify subconsultants that can provide predevelopment services including feasibility analysis, architecture, site/civil design, geotechnical analysis, environmental studies and any other due diligence necessary to determine site feasibility. 3. Engage with the community including adjacent property owners, neighborhood residents and stakeholders who will benefit or be impacted by the project to gauge concerns and form partnerships. 4. Engage with the municipality, the BID, and the IDA to understand how the community's goals for redevelopment can be achieved and how a private/public partnership could improve the project's financing or feasibility. 5. Design a project that is financeable, meets zoning, SEQR, SHPO, site plan and constructability requirements in a timeline that is reasonable i.e. between 2 and 5 years. 6. Complete all municipal approval's necessary to construct the project. 7. Obtain all financing necessary to construct the project. 8. Oversee construction and permanent financing and obtain a certificate of occupancy. 9. Manage and maintain the property or identify a third-party management company that will ensure long term compliance with city codes; provide a high quality of life for the tenants; and maintain the physical asset.
