Site work and new construction of a fire / police facility in Tacoma, Washington. Conceptual plans call for the construction of a fire / police facility; and for site work for a fire / police facility.

Pre-Proposal Meeting: A pre-proposal meeting will not be held. Project Scope: The Public Works Facilities Management Division, in partnership with the Tacoma Fire Department (TFD) is soliciting Request for Qualifications (RFQ) from highly qualified firms interested in providing architectural and engineering consulting services for the new Fire Station 7. SUMMARY OF SCOPE OF SERVICES AND DELIVERABLES It is the City's intent to select a consultant based on qualifications and abilities of the firm and key project individuals. The following is a summary of the anticipated phases and general services to be provided by the consultant for the project: o Programming/Concept Design: Work closely with the Tacoma Fire Department and Public Works to confirm the functional program and space requirements that will be utilized as the basis of design for the new Fire Station. Develop prioritized list of comprehensive improvements for property development, including any regulatory requirements and other site plan constraints. o Schematic Design: Prepare drawings and other documents illustrating the general scope, scale, and relationship of project components for approval by the City. Design should be conceptual in character, based on the program requirements provided by the City and code requirements. Design Development: Prepare drawings and other documents to fix and describe the size and character of the entire project for approval by the City. Consideration shall be given to code/permitting requirements, availability of materials, equipment and labor, construction sequencing and scheduling, economic analysis of construction and operations, user safety and maintenance requirements, sustainable materials, and energy conservation. o Permits: Prepare drawings and other application materials for required permits, such as Conditional Use Permits, SEPA, building permits, site development permits, etc. o Construction Documents: Prepare drawings, specifications, and other documents setting forth in detail the requirements for construction of the project and bidding and contracting for the construction of the project. o Bidding: Provide services necessary to assist the City in obtaining bids and in awarding and preparing contracts for construction. o Cost Estimating: Provide statements of probable construction cost at each project phase. o Construction Administration: Provide administration of the construction contract as set forth in the General Conditions of the Contract for Construction. o Project Close-out: Provide services initiated upon notice from the contractor that the work is sufficiently complete, in accordance with the contract documents, to permit occupancy or utilization for the use for which it is intended, and consisting of a detailed inspection for conformity of the work to the contract documents, issuance of certificate of substantial completion, issuance of a list of remaining work required (punch list), final inspections, receipt and transmittal of warranties, affidavits, receipts, releases and waivers of lien or bonds, permits, and issuance of final certificate for payment. o Additional Services: Provide LEED certification consulting and supporting LEED services to achieve a minimum LEED Silver certification for the project. The anticipated duration of the contract is for a three-year period with the City's sole option to renew for additional periods as applicable. Award Recommendation, on or about: 12/16/2024 City Council Approval, on or about: 1/7/2025 The method of Contractor Selection has not been Determined at this time.
