Completed plans call for the construction of a 29,450-square-foot, two-story above grade clubhouse / community center; for site work for a clubhouse / community center; 29,159-square-foot, two-story above grade clubhouse / community center; and 20,161-square-foot, two-story above grade clubhouse / community center.

The scope of services required by IRC and Reimagine Architects for this Project includes, but is not limited to, the following: Pre-Construction Services: Review and provide feedback on preliminary design, construction feasibility, scheduling, and cost estimates. Assist in the development of construction phasing plans, value engineering, and risk analysis. Construction Phase Services: Coordinate and manage all on-site construction activities, including site safety, subcontractor management, quality control, schedule adherence, and cost management. Ensure compliance with all relevant codes and standards. Post-Construction Services: Oversee project closeout activities, including final inspections, commissioning, and the resolution of any deficiencies. Ensure that all required documentation, including as-built drawings and operation manuals, is completed and handed over to the IRC. Warranty Services: Ensure all contractual warranty work is executed in a timely manner in compliance with the project specifications. The selected Construction Manager will be required to work closely with Reimagine Architects, IRC, and other stakeholders to ensure that the Project is delivered on time, within budget, and to the specified quality standards. The Construction Manager shall attend all project meetings, provide regular progress reports, and maintain open and effective communication with all project stakeholders throughout the duration of the Project.
