Renovation of a mixed-use development in Arnolds Park, Iowa. Completed plans call for the renovation of a fire / police facility; library; municipal facility; and clubhouse / community center.

The City of Arnolds Park intends to enter a guaranteed maximum price contract for the (approximate) 22,560 s.f. civic complex, including library, city council chambers, city hall, police station and fire station, to be located at 156 US-71, Arnolds Park, IA 51331. Pre-construction services to begin immediately upon award to assist with current design/planning underway. Construction is anticipated to commence in Summer 2025 and tentative overall substantial completion to be Fall of 2027. Submission details will be included in the RFQ. The CMaR will be engaged using a two-step solicitation process. A CMaR with sufficient qualifications based on the following selection criteria will be offered the opportunity to submit a proposal to serve as CMaR for the project: 1. Projects of similar size and scope in either public or private sector 2. Proposed project team and workload 3. Proposed methodology 4. Safety protocol and record 5. References CMaR Selection & Council Approval/Award December 11th , 2024 At the proposal stage, qualified respondents will be asked to submit their proposed fees for the project. The City of Arnolds Park will select the CMaR that submits the proposal that offers the best value based on the published selection criteria and on its ranking evaluation at the conclusion of the solicitation process.
