The project goal is to replace the approximately 2,000 square-foot EPDM roof with a new 60-mil, white Thermoplastic Polyolefin (TPO) roof membrane. The Bidder is fully responsible for field verifying all dimensions before bidding on this project. All works shall include a minimum 30-year NDL special project warranty. The Contractor shall provide a two (2) year Contractor's workmanship guarantee. A. The base bid consists of the removal of the existing roof system and the removal of the existing roof system flashings down to the existing roof deck. Install new firestopping sealant continuously at all openings, seams, and cracks in the roof deck and at the perimeter where it meets the parapet walls. B. Furnish and install a minimum of 2.6" polyisocyanurate insulation over the exposed substrate. Over the base layer of insulation, install a mechanically fastened staggered layer of 2.6" polyisocyanurate insulation. The total roof system shall have an R value of R-30ci. C. Furnish and install a new adhered 60-mil, white TPO membrane roofing system over new insulation and up and over walls. D. Install new TPO base flashing at all walls and curbs. Furnish and install new bellows style expansion joint to match the existing footprint and tie into the new roofing system accordingly. Bid proposals to hire a qualified contractor to replace the roofing system over the third-floor wing at the Department of Public Works building, located at 800 Rabbitt Road, Gaithersburg, Maryland 20878 (Facility). The existing roofing system is a black EPDM roof assembly with aluminum gutters and downspouts.
