The scope includes surface preparation, application of primer and paint, cleanup, and inspection of all interior walls, ceilings, and trim a. Building 1: HQ-A: Total area to be painted: 44,450 sq ft b. Building 1 HQ-A: i. Office spaces ii. Conference rooms iii. Hallways iv. Ceilings v. Common areas b. Building 2 HQ-B: i. Private offices ii. Conference rooms iii. Hallways iv. Ceilings v. Common areas (lobby, waiting rooms) vi. Reception area 1. Surface Preparation a. Cleaning: Hand wash all drywall surfaces with mild detergent or degreaser, ensuring no sanding, repairing, or scraping. b. All surfaces (walls, ceilings, trim, doors) will be cleaned and prepared prior to painting. This includes: i. Patching holes, cracks, and surface defects ii. Sanding rough spots and previously painted areas iii. Removing dust, debris, or grease iv. Protecting floors, furniture, and fixtures with drop cloths, tape, and plastic coverings v. Caulking and sealing around windows, doors, and trim 2. Priming a. Apply one coat of primer to any new drywall or surfaces that require it based on surface conditions and previous coatings. 3. Painting a. Paint all designated areas with low-VOC materials and paint sheen as per the Agency's color selection. b. Apply a minimum of two coats of paint unless otherwise specified. c. Ensure smooth and even coverage without streaks, runs, or missed spots. 4. Finishing a. Inspect for touch-ups and address any uneven coverage or surface defects. b. Remove painter's tape and plastic coverings and ensure no damage to adjoining surfaces. c. Clean and reinstall any fixtures, switch plates, etc., that were removed for painting. 5. Final Inspection and Touch-ups a. Conduct a walkthrough with the client or client's representative to review all work. b. Address any final touch-ups or corrections identified during the walkthrough. c. Submit a final sign-off once the client is satisfied. 6. Materials and Equipment a. Contractor is responsible for providing all paint, primers, brushes, rollers, tape, coverings, ladders, scaffolding, and other necessary equipment. b. The client will specify the brand and finish of paint if required. c. All materials will meet the required safety and environmental standards (low-VOC, if requested). 7. Schedule a. Start Date: December 2024 b. Completion Date: February 2025 c. Contractor will provide a detailed work schedule for each building prior to the start date. d. Work hours will be from 7:00 am - 5:00 pm Monday - Friday, ensuring minimal disruption to building occupants
