All work for the complete construction of the Project will be under one prime contract with the Owner based on bids received. The Engineer, American Structure point, Inc., will provide construction phase oversight of the Project. Bid security in the amount of ten percent (10%) of the Bid must accompany each Bid in accordance with the Instructions to Bidders. The successful Bidders will be required to furnish Performance and Payment Bonds for one hundred percent (100%) of their Contract amount prior to execution of Contract. Contractors submitting bids for the performance of any Work as specified in this building Project should make such Bids to Porter County Board of Commissioners. The Owner reserves the right to accept or reject any Bid (or combination of Bids) and to waive any irregularities in bidding. All Bids may be held for a period not to exceed 60 days before awarding contracts. 2025 Base Scope Area of Work: i. Deck surfaces exposed to sky: Grid 7 at roof down to Grid 7 on north side of Level 3. ii. Traffic phasing/protection measures on Level 2 to accommodate Level 3 full depth and soffit work. Concrete Repairs: i. Precast double tee topping and full depth slab repairs, supplemental reinforcement where required by level of corrosion ii. Tee-tee connector repairs, construction phase Contractor/Engineer walkthrough 1. Full Depth - rebar 2. Carbon fiber biscuit d. Waterproofing work: i. Traffic coating at tee-tee joints and ends ii. Route and seal cracks iii. Cove sealants iv. Tee-tee Sealants e. Other work: i. Re-striping ii. Replace floor drains 1. Contractors should note that a double drain condition is present at the west end of Level 3. The associated PVC drain line is suspended from threaded rod hangers located within an overhead tee-tee joint. iii. Replace damaged barrier cables iv. The addendum will include a separate allowance for incidental mechanical and electrical work necessary to complete base scope items. f. Alternate Scope Items: i.
