Immediately following the closing time for receipt of qualifications, each respondent will be notified that their submission has been received via email. No other information will be provided at that time. The University reserves the right to waive informalities in bids and to reject all responses to this request for qualifications and advertise each project publicly. Rational for Pre-qualification: The University of Missouri has determined pre-qualification is necessary for the performance of masonry restoration on Jesse Hall Auditorium, Jesse Hall and Memorial Student Union due to the highly specialized and complex nature of the restoration and conservation work being performed and the iconic importance of both buildings. These projects will require a masonry restoration subcontractor with similar masonry restoration and preservation experience along with a proven track record of successfully completing projects with similar or comparable complexities. It is the University's intent to pre-qualify a list of contractors to perform masonry restoration on these building restoration projects with estimated construction costs of $4,000,000 at Jesse Hall Auditorium and $5,000,000 at Memorial Student Union. These projects will be performed on Historically Significant buildings that will be in continuous use. Each contractor shall minimize the impacts to the ongoing operations of the facility. The schedules will be organized around the academic calendar year and concert and events occurring in the Jesse Hall auditorium and Memorial Student Union banquet and meeting rooms, requiring detailed scheduling efforts along with a high level of communication and coordination with the General Contractor and the Owner. Only pre-qualified Masonry Contractors will be allowed to bid as subcontractors on these projects. Interview Firms (If requested by owner) GSB, December 2, 2024, at TBD Name Successful Prequalified Contractors December 5, 2024 Jesse Hall Jesse Hall, completed in 1895, stands as one of the oldest and most prominent buildings on campus with the Jesse Hall Auditorium east addition being completed in 1953. With a historical building there are deficiencies in the exterior of the building due to age, moisture infiltration, freeze and thaw cycles, thermal movements, and insufficient detailing at joints between the different building materials and building additions. This project will include delicate masonry restoration and conservation of exterior walls and removal, restoration and resetting of existing brick and natural cut stones, raking and tuckpointing of brick and stone mortar joints with historic pointing mortar, cleaning of historic masonry facade, replacement of sections of the roof, repairs of steel lintels, replacement of sealant joints throughout the exterior envelope and installation of new thru-wall flashing and flashing underneath the coping stones. The Owner reserves the right to seek clarifications and to interview the contractor's proposed project team members. CONSTRUCTION ESTIMATE: $5,000,000 - $5,500,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. A Diversity Participation goal of 10% MBE, 10% WBE, DBE and Veteran; 3% SDVE has been established for this contract. alternate #1: relocate existing stage radiant heaters along the east interior wall face of the stage and attach to new framing attached to existing pilasters. re: sheets d110, a110, m102, and me202. alternate #2: install new lightning protection system at the auditorium roof. re: sheets e203, e400. alternate #3: base bid scope shall be to disconnect and temporarily remove existing air handling unit on top of stage roof in order to replace the existing roof and unit curb. alternate scope of work is to refurbish components of existing air handling unit before reinstalling on new roof curb. re: mechanical sheets. alternate #4: install 5/8" substrate board on top of existing cast-in-place concrete roof deck at roofs b & c as shown on roof detail sheets. *As of March 11, 2025, addendum 3 and 4 have been issued. *Wright Construction requests bids by 11:30 a.m. CT on March 13, 2025.
