Space Remodeling Services - Flex Rooms for Centre for Addiction and Mental Health. Equans Services Inc, hereafter referred to as Equans, is seeking qualified established Contractors to perform space remodeling and demolition services at CAMH. The scope of work involves demolition, erection of gypsum board walls and ceilings, door hardware, and the installation of electrical and mechanical fixtures per the below and the accompanying drawings and specifications. The scope of work is confined to rooms B1.6004 and B1.8004 within the hospital complex located at 1025 Queen Street West, Toronto, ON, M6J 1H1. The successful Respondent will be responsible to provide and install all requisite materials. The seclusion beds will remain and must be re-positioned and securely bolted to the floor by the Successful Respondent. The scope of work is being executed in a live hospital environment and therefore the Successful Respondent must ensure that all safety protocols including infection control protocols are observed to minimize the tracking of construction dust and debris throughout the remainder of the facility. A site visit will be arranged with all prospective bidders per the above schedule. This site visit is to aid in a general understanding of the scope of work and site preparation that may be required. Prospective bidders should also use this opportunity to reconfirm dimensions and quantities illustrated in the RFP package. Below is a brief description of activities associated with the scope of work. Details of the works are included on the respective drawings. The specification of all materials and construction methodology are also included in the package. Architectural Work: - Demolish and remove existing gypsum board walls or ceiling and erect new with dimensions as outlined in drawing A001R4, A002R4, A100R4, A200R4, A201R4. Selection of materials and installation to be consistent with the requirements of the attached architectural specifications. - Walls should be abuse resistant with additional requirements per the accompanied architectural specification. - Finishes of the various architectural elements should be as per drawings. Additional finishes requirements should be consistent with attached architectural specifications. Please note pick-proof caulking among other anti-ligature requirements. - Supply associated "redline" as-built drawings Electrical Work: - Demolish and repurpose lighting fixtures, receptacles, switches, cameras and other electrical components as illustrated on drawings E000R2, E001R2, E010R2, E002R2, E300R2, E501R2. Special attention must be given to Notes. - Relocate electrical devices where shown and reconnect and test to ensure functionality. - Selection of materials and installation to be consistent with the requirements of the attached specifications. - Supply and install new CCTV cameras where shown. - All electrical elements installed shall be tamper proof and shall satisfy the requirements of the accompanying electrical specifications. - Ensure that all circuits are properly labeled, and the respective panel schedules updated. - Supply associated "redline" as-built drawings Mechanical: - Supply and install fixtures as shown on drawing M100R2, M300R2, M500R2. - Selection of materials and installation to be consistent with the requirements of the attached specifications. - Extend duct work, install diffusers, fire dampers, temperature sensors and update BAS graphical representation as illustrated. - Reprogram existing VAVs serving the space to updated airflows. - Mechanical equipment schedule should be aligned with drawings. - Supply associated "redline" as-built drawings. Project Schedule: - A baseline schedule shall be submitted as part of the response to this RFP. The Successful Respondent will table weekly schedules which take into account the practical reality of the site, one-week look ahead linked to the original/ monthly schedule for the purposes of review to determine if additional approvals may be required. Codes: - The Successful respondent shall adhere to the requirements of the Ontario Building Code, the Ontario Fire Code and any other applicable codes such as CSA Z317 and other regulations relating to construction safety practices.
