Site work, new construction and addition to a mixed-use development in Oklahoma City, Oklahoma. Completed plans call for the addition of a educational facility; and for the construction of a educational facility.
Plans call for the construction of a storm shelter building addition, classrooms, & lab spaces as well as a new field house building. The Project consists of the construction of a new ICC-500 rated storm shelter building addition that includes additional classrooms and lab spaces. The project also includes a new stand alone field house building and exterior improvements.. Construction began February 2025 and is slated for completion August 2026. Question deadline 12-10-2024, Noon to construction manager. Estimate = total project construction cost estimate. Addendum #1-#3 have been issued as of 12-13-2024. Lippert Bros., Inc. has been informed by the Owner that this project will be a BIM project. Lippert Bros., Inc. will retain a BIM Consultant to take the Architectural and their consultants BIM models to develop a master BIM model. Lippert Bros., inc. will also retain the BIM Manager to consult with the structural steel, HVAC, plumbing, fire sprinkler and electrical contractors pertaining to their scope of work. These trades will need to include in their estimate that their shop drawings need to be provided in a 2D PDF format for submittal purposes, along with a 3D Revit model. The 3D models will be sent to the BIM Consultant for review to develop / find any clashes in the master Revit file. Lippert Bros., Inc. requests that these trades include in their base bid amount this BIM requirement, along with coordination meetings between the trade contractor. trade contractor's detailer, Lippert Bros., Inc. and the BIM Consultant. Lippert Bros., Inc. will hire ENGBIM, contact Sofia Gonzalez, phone: 949-359-7452 and email: sofia.gonzalez@engbim.com, if you wish to receive a quote for their services. If these trade contractors would like to another BIM Consultant on their own, then that is fine. Lippert Bros., Inc. has also been contacted Kelar Pacific, contact Michael Trinidad, phone: 858-888-3370 and email: michael.trinidad@kelarpacific.com. Below are some clarifications for the Roofing and Electrical Contractors: 1. Roofing Bid Package #7.0 - Berridge Wall/Soffit and Roof Panels are deemed equal to the basis of design. The following products have been reviewed Berridge L-Panel, Berridge Cee-Lock Panel, Berridge Reveal Series Panels, and Berridge FW-1025 and FW-12 Panels. Roofing contractors to review the basis of design requirements, such as gauge, and bid Berridge accordingly. 2. Electrical Bid Package #26.0 CM scope of work. Delete item #35 regarding the NEMA 3R 2000 Amp, pad mounted enclosed circuit breaker. 3. Electrical Bid Package #26.0 - Addendum #03 - NEW sheet ED-101 note 9 shows removal of exterior fixtures, receptacles etc. on what seems to be ½ the school. Is this the case? This was not noted on anything prior including the supplied demo sheets I did my initial take off on. Several of the areas are not in the project area. Please advise and/or clarify. ANSWER: The electrical engineer agrees that note 9 only applies to locations where the new building abuts the existing building. 4. Electrical Bid Package #26.0 - Addendum #03 - Note 10 calls for demo of light poles. This is normal but it also calls for removal of the entire raceway. Is their intent for us to dig it all up on the entire site or just remove the wire and abandon the raceway underground as is normal operating procedure? ANSWER: Also it will be acceptable to abandon the conduit for the light pole power.
