Renovation of a municipal facility in Tacoma, Washington. Completed plans call for the renovation of a municipal facility.

The work proposed includes all the necessary *permits, fees, materials, equipment, labor, and related items. Project includes Tenant Improvements at the CCB and 1501 Market building. Improvements at the CCB include work on 1st floor Clerks Department, new restrooms on the 1st floor, five new courtrooms on the 7th floor, an office Tenant Improvement on the 9th floor, storage space on the 11th floor, and replacement of Courtroom doors throughout the building. Improvements at 1501 Market include new Council Chambers on 1st floor, new Treasury customer service counter and office, new offices built on multiple floors, and ADA improvements to existing parking lot at 1502 Market. * Pierce County will pay fees for the General Building Permit and Plan Review for this project. The Contractor is responsible for any specialty or other permits required for this project and shall include such fees in their bid. PROJECT ESTIMATE: $16,000,000.00 - $19,500,000.00 not including WA State Sales Tax *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. APPRENTICESHIP UTILIZATION: In accordance with RCW 39.04.320, for all public works estimated to cost, two million dollars or more, the State of Washington requires no less than fifteen percent (15%) of the labor hours be performed by apprentices. Please refer to the bid documents for further information under section 00 73 44. All questions must be submitted within the Pierce County at electronically under the Questions and Answer Tab not later than January 7, 2025, 4:00 PM PST. The successful bidder will be required to substantially complete all basic bid work within 400 CALENDAR DAYS OF NOTICE TO PROCEED. The Contractor will have an additional 90 CALENDAR DAYS to reach Final Completion and Acceptance for a total of 490 CALENDAR DAYS. A 5% bid bond must accompany all bids, and a 100% payment and performance bond will be required from the successful bidder. PREVAILING WAGES: Minimum wage rates for labor to be used under this contract have been determined by the Washington State Department of Labor and Industries. See the Contract Compliance Procedures for Public Works Projects included in the specifications. 41302.013, 2 22000516 General Description of the Project: The Project includes tenant improvement in two separate building located in downtown Tacoma. The County-City Building (Justice Center) is located at 930 Tacoma, Ave, Tacoma, WA 98402 and has elements of construction on all floors (Basement through 11th) with the major tenant improvement on the 1st Floor A/B wing, entire 7th floor and half the 9th floor. The other location is the 1501 Market Street building with the major tenant improvements occurring on the 1st floor, and smaller improvements on the remaining four floors and two parking levels. Work at this site also includes some civil work in the parking lot located at 1502 Market Street. The construction of these two locations are phased together and work also includes the relocation of tenants and furniture between floors and sites. The Project consists of, but is not limited to the following elements: 1. Civil work to include regrading of accessible parking spaces at parking lot and replacing portion of sidewalk at 1501 Market. 2. Architectural work to include Tenant Improvements throughout the CCB and 1501 Market. a. Work includes physical moving services to relocate several departments within buildings or between buildings, as part of phased construction. b. Architectural work to construct 5 new courtrooms and associated judicial office and jury rooms (CCB) c. Architectural and electrical for new courtroom door security modifications to existing courtrooms throughout, as noted (CCB) d. Architectural work includes the construction of a new County Council Chamber (1501 Market) e. Modifications and creation of new office space, restrooms, public service counters (both locations) 3. Structural work to include X-Ray or ground penetrating radar to verify post tensioned slab tendon locations (1501 Market). 4. Mechanical work to include adjustment and addition of existing systems. New mechanical units for new tenant improvements. a. MEP to add new and modify existing restrooms (both locations) b. Mechanical work to include adjustment and addition of existing systems. New mechanical units for new tenant improvements (both locations) c. Electrical work to include adjustments to existing system for tenant improvement. New electrical outlets, data, lighting for tenant improvement spaces (both locations) 5. Add electric bike and EV Chargers at 1501 Market. 6. Fire Alarm work to include adjustments to existing system for tenant improvements. Add new sprinklers at CCB 7th floor and 1501 Market 1st floor. a. Coordinate with Pierce County Fire Alarm contractor and Pierce County maintenance. 7. Security work to include adjustments to existing system for tenant improvements. 8. Furniture moves within the CCB to include: PBS Project 41302.013
