Site work, paving and renovation of a mixed-use development in Fort Worth, Texas. Completed plans call for the renovation of a educational facility; library; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The scope of this project includes, but is not limited to, the following: Site work, paving and renovation of an educational facility and library and associated siewalk / parking lot. As of March 31, 2025, a construction manager has been assigned for this project, but the sub-bid opportunities have not yet been awarded. A firm construction timeline for this project has not yet been released. Please review the plans, specifications, and this Invitation to Bid (ITB) carefully before submitting any questions. We are seeking your assistance in preparing the 50% CD budget for the Fort Worth ISD McClung Middle School Renovations (Revised Scope). This marks the second round of budgeting, which will lead into the Guaranteed Maximum Price (GMP) phase in the coming months. By participating in these budgeting rounds, you will gain priority access to the GMP once it is finalized. Please note that there will be no site walks during the budgeting phase. We appreciate your patience and will schedule walkthroughs during the GMP pricing round, along with an upcoming Pre-Proposal Meeting. The following project consists of but is not limited to: Design Elements Remaining in Revised Scope (PLAN INDEX ON THE DRAWINGS WILL BE GETTING UPDATED AND SENT OUT THE FIRST OF NEXT WEEK, BUT THE PLANS POSTED ARE THE REDUCED PORTION OF THE SCOPE) 1. Ballistic Glazing: All exterior entrances will receive forced entry glass as well as the vestibule doors entering school, doors leading from waiting areas into school and administration areas on level 2. glazing, glazed aluminum doors will receive ballistic glazing. The glazing at the library and cafeteria will not receive forced glazing but will be secured by the new perimeter fence. 2. LED Lighting: Light fixtures are to be upgraded to LED in accordance with the Technical Design Guidelines to all spaces within the revised project scope. - As of the 10/18/24 NTP, the lighting upgrade has been expanded to the cafeteria, library, restrooms, and maintenance spaces as well as the exterior building and parking lighting fixtures. - The gymnasium, auditorium and their support spaces are not included in the lighting upgrade. 3. Renovations to the Academic Classrooms and Corridors to remain in scope. 4. Renovation of the Commons and Administration to remain in scope. 5. Lockers: Demolition of lockers remains in scope. Walls behind will be refinished. 6. Sidewalks: Repairs to existing sidewalks as identified in the STB will remain in scope. 7. The campus-wide upgrades to the Fire Alarm and PA systems are to remain in scope. 8. Railing at Commons: Revisions to existing railing to remain in scope. 9. Fencing and Gates: A new fence with gates and security hardware will be installed at the southeast corner of the existing campus to enclose the open space between the existing Cafeteria and the Library.
