Locations:Town of Signal Mountain, Pool 1111 Ridgeway Ave., Signal Mountain, TN 37377 Town of Signal Mountain, Gym 1111 Ridgeway Ave., Signal Mountain, TN 37377 Town of Signal Mountain, Scott & Rutledge Baseball Fields 1111 Ridgeway Ave., Signal Mountain, TN 37377 Town of Signal Mountain, Althaus Park 809 James Blvd, Signal Mountain, TN 37377 Town of Signal Mountain is requesting qualified General Contractors to submit proposals including a pricing schedule and a summary of qualifications for providing the remodeling of multiple Town Facility Public Restrooms according to the Towns specifications, ADA compliance, and all other terms and conditions. The requested services consist of furnishing all labor to perform restroom remodels at various Town of Signal Mountain facilities, in accordance with the specifications and conditions specified in the Request for Proposal. The Town of Signal Mountain will inspect the remodel of the restrooms upon completion. 1. Project Objectives - Improve Functionality: Ensure all fixtures are in good working order, functional, and easily accessible for all users. - Upgrade Aesthetics: Enhance the design, materials, and overall appearance to create a welcoming environment. - Ensure Compliance: Meet all local, state, and federal regulations (e.g., ADA, building codes). - Increase Durability: Use high-quality, long-lasting materials to minimize maintenance needs. 2. Existing Conditions - Site Assessment: Provide details about the current state of the restrooms, including layout, fixtures, plumbing, electrical systems, and finishes. - Potential Issues: Note any potential issues such as plumbing leaks, electrical concerns, or noncompliant areas that need to be addressed. 3. Demolition - Removal of Existing Fixtures: Remove existing toilets, sinks, partitions, mirrors, lighting, and any other fixtures. - Demolition of Surfaces: Strip flooring, wall finishes, ceiling tiles, and any other materials that will be replaced. - Waste Removal: Proper disposal of all demolition debris. 4. Plumbing and Electrical -Plumbing Adjustments: Reposition or install new plumbing for sinks, toilets, and other fixtures as needed. Ensure all plumbing systems are updated for efficiency. - Electrical Work: Install or relocate electrical outlets, light fixtures, sensors, and ventilation systems. Upgrade wiring for energy-efficient lighting. - Water Supply and Drainage: Ensure that all water supply and drainage systems are functioning properly, including any necessary upgrades. 5. Structural Modifications - Wall Modifications: Adjust walls as needed for ADA compliance, privacy, and space optimization. - Floor Plan Changes: Redesign layout to enhance flow and accessibility. Relocate partitions or move fixtures where needed. - Ceiling Adjustments: If required, replace or repair ceiling tiles, install ventilation ducts, or upgrade lighting systems. 6. New Fixtures and Materials - Toilets and Urinals: Install new, water-efficient toilets and urinals. Consider ADA-compliant units. - Sinks and Faucets: Install new, water-saving sinks and faucets. Consider touchless or sensor-based fixtures. - Partitions and Stalls: Install new, durable, easy-to-clean stall partitions. Ensure adequate privacy and space. - Mirrors and Accessories: Install new mirrors, paper towel dispensers, soap dispensers, hand dryers, and other restroom accessories. - Flooring: Install non-slip, durable, easy-to-clean flooring materials (e.g., vinyl, tile). - Wall Finishes: Use durable, moisture-resistant materials for walls (e.g., ceramic tiles, fiberglassreinforced panels). - Lighting: Install energy-efficient, bright lighting to ensure proper visibility. -Ventilation: Upgrade or install ventilation systems to ensure proper air circulation and odor control. 7. ADA Compliance and Accessibility - Access Requirements: Ensure that the restroom is accessible according to the Americans with Disabilities Act (ADA) guidelines. This includes proper door widths, grab bars, accessible toilet and sink heights, and clear floor space. - Signage: Install proper signage to indicate accessible restrooms and stalls. 8. Environmental Considerations - Sustainability: Use environmentally friendly, low-flow fixtures, energy-efficient lighting, and sustainable materials where possible. - Waste Management: Ensure the project follows best practices for waste management and recycling. 9. Finishing Work - Painting/Touch-up: Paint walls, ceilings, and trim as necessary. o Paint must be approved by Public Works Director or his/her appointee. - Final Clean: After construction, perform a thorough cleaning of all surfaces, fixtures, and floors to ensure the restroom is ready for use. 10. Inspections and Approvals - Quality Control: Ensure all work is done according to specifications and codes. Perform final inspections to verify that the restroom meets all safety, health, and regulatory standards. - Inspection by Authorities: Ensure the completed restroom meets local building codes and is inspected by the necessary authorities before the project is finalized. 11. Timeline - Provide a clear timeline for each phase of the project, from demolition through to completion, including any required inspections or approvals
