The residential development will consist of twenty-two (22) detached Single Family Affordable Housing structures (Residential Project) on approximately 3.83 acres of County-owned land located in the City ofRiviera Beach, Florida. The property will be conveyed "AS IS", at no cost, to the awarded respondent, with no warranty or representation of any nature, including without limitation, any relating to access or the selected Respondent's ability to use the Property for any intended purpose. The selected Respondent will be solely and entirely responsible, for all due diligence necessary; will bear all costs, for development of the Residential Project; create and implement a marketing plan for the sale of the housing units; manage the sale, and selling, the housing units, inclusive of all required legal documents, to Palm Beach County resident households earning not more than 120% of Area Median Income for Palm Beach County; and all other requirements and responsibilities there maybe for the development ofthe Brooks Subdivision.
