Renovation of a mixed-use development in Winston Salem, North Carolina. Completed plans call for the renovation of a educational facility; and library.

O'Kelly Library Fire Alarm Replacement Project Brief description as follows: The intent of the project is to replace the existing Simplex fire alarm systems in O'Kelly Library. with a new Class A fire voice capable fire alarm system. The existing system shall remain in place and operational until the new system is installed, tested and accepted after which existing Fire Alarm Panel, devices and cabling shall be removed complete. Existing walls at location of removed equipment shall be repaired and repainted. Existing ceiling tiles in location of removed devices shall be replaced with new, matching ceiling tiles. Existing removed devices shall be turned over to owner. Bids will be received for Single Prime Electrical Contract. All proposals shall be lump sum. The bidder shall include with the bid proposal the form Identification of Minority Business Participation identifying the minority business participation it will use on the project and shall include either Affidavit A or Affidavit B as applicable. Forms and instructions are included within the Proposal Form in the bid documents. Failure to complete these forms is grounds for rejection of the bid. 1. The school shall be occupied until the last day of the school year. 2. Contractor may work in storages, electrical/Mechanical rooms, and corridors. 3. Core drilling shall be performed during non-library hours. 4. The existing fire alarm system in the building shall remain in place and functional until the new fire alarm system is installed and approved by the state fire marshal. 5. A walk through in the building was conducted. The contractors have been shown the areas where they can work during the library hours. 6. Construction work shall not be performed in areas occupied by students during the final exams as conducted. 7. These meeting minutes shall be Addendum #1 and shall be part of the Bid Documents. The contractor to acknowledge receipt of addendum #1 on the bid form. All contractors are hereby notified that they must have proper license as required under the state laws governing their respective trades. Electrical prime contractors are notified that General Statutes Chapter 87, Articles 2 & 4, will be observed in receiving and awarding electrical contracts. A performance bond and a payment bond will be required for one hundred percent (100%) of the contract price. Payment will be made based on ninety-five percent (95%) of monthly estimates and final payment made upon completion and acceptance of work. No bid may be withdrawn after the scheduled closing time for the receipt of bids for a period of 60 days. The owner reserves the right to reject any or all bids and to waive informalities.
