Project Site: 895 W. 12th St., Juneau, AK 99801 Project Description: The Alaska Housing Finance Corporation invites bids for replacing sixty-two (62) residential exhaust bath fans. The existing fans are to be removed and properly disposed of as part of this initiative. Alaska Housing Finance Corporation (AHFC) invites bids for replacing sixty-two (62) residential exhaust fans. The existing fans are to be removed and properly disposed of as part of this initiative. This project will take place at Mt. View Apartments, 895 W. 12th St., Juneau, Ak 99801. Mt. View Apartment is a four-story facility comprising 62 residential units. The ductwork serving the first, second, and third floors is positioned within the ceiling and floor structures, whereas the fourth floor features an attic ceiling, insulated with R19 batt beneath and 8 inches of blown-in cellulose above. The general Contractor is responsible for supplying and installing air volume exhaust fans, specifically the WhisperGreen Select model FV-0511VKSL2 (with LED light) or an approved equivalent. This model features built-in multi-speed with timer delay. Additional Plug, 'N Play modules are required for this project: the FV-MSVK1 Motion Sensor and the FV-CSVK1 Condensation Sensor. All newly installed exhaust fans should be hard-wired and set constantly to run at 30 CFM. The option to ramp up based on settings 50/80/110 should be triggered by the motion/humidity modules. The LED light of the bath fan shall be integrated into the existing vanity light control switch. Any LED night light option shall be capped off and not be used for this project. For detailed product specifications, please refer to Part 2. Where applicable, sheetrock, patching, texturing, and painting should be completed to match the existing finishes. A visual inspection must be conducted to ensure all exterior dampers are functioning correctly. In addition, any disrupted insulation must be restored to its original levels using existing and new insulation, where applicable. In the event that additional issues arise during the course of the project, such as damaged ductwork or electrical concerns, the Contractor is permitted to submit a request for a change order/request for proposal to the original contract. This request should be made in collaboration with the AHFC's Project Coordinator. Awarded Contractor is responsible for all costs associated with the completion of this project, including but not limited to permitting and inspections, labor, materials, demolition, disposal, complete construction, control of active work site(s), and all required documentation and reporting, to include requirements of the applicable Authority Having Jurisdiction. Additive Alternate No.1 Upon completion, a post-inspection report of the ventilation flow at 30,50,80 and 110 CFM to ensure the proper functionality of the installed product. Award is not a guarantee of work, AHFC retains the option to forgo contract work where deemed in the best interest of the Corporation. Anticipated Period of Performance or Completion Date: Contract starts upon issuance of Notice to Proceed. Project must be completed on or before June 1, 2026.
