Project Overview The historic former Masonic Temple, located at 304 Center Street in West Haven's Village Improvement District, is a neoclassical, two-story, 14,682-square-foot structure built in 1912. The City has completed preliminary rehabilitation work, including asbestos abatement and window replacement, but the building requires interior renovations to become fully functional. The City seeks to transform the building into a flexible community space for artistic, cultural, and public activities. This project will be funded with $1,800,000 in state funds, and all work must comply with state statutes and regulations. This project aligns with the State of Connecticut Department of Economic and Community Development's Bidding, Contracting, and Construction Guidelines for State Programs. Scope of Services The selected Respondent will: 1. Design a tenant-improvement-ready multipurpose facility, including: o Finished ceilings, interior walls, and flooring. o Electrical systems: wiring, lighting, voice/data/internet connectivity, and outlets. o Plumbing: fire protection, hot water, and restrooms. o HVAC systems. o Accessibility (ADA compliance) and sustainability measures. 2. Execute the approved design through construction, including project management, permitting, and inspections. 3. Provide: o Company profiles and team member biographies. o Examples of similar projects. o Copies of teaming agreements, if applicable. o A detailed pro forma budget.
