The City of Marshalltown owns approximately 0.37 acres of vacant land located at 102-110 West Main Street and 15 South 1st Street (three tax parcels) and is accepting proposals for the redevelopment of this property. An additional vacant parcel, located at 112 W. Main Street (adjacent to the parcels listed above), is also for sale. Inquiries on this property may be made at the Marshalltown Chamber of Commerce. More detail on 112 W. Main Street is included as Attachment C The land is located at the corner of West Main Street and South 1st Street in the core of downtown Marshalltown. The property has good pedestrian access and ample on-street parking in the vicinity. The land is zoned Urban Core and is being sold as-is. Any improvements on the land will be required to meet the requirements of the Marshalltown Zoning Code for properties located in the Urban Core (UC) zoning district. Proposals shall be considered firm offers to purchase the Property and will be held open for a period of ninety (90) calendar days from the above-referenced deadline for submission. If a development agreement prepared by the City and presented to the winning bidder is not executed and submitted to the City within twenty (20) business days of City Council awarding the bid, or if the transaction otherwise fails, the bid will be deemed null and void. All proposals will ultimately be public records and should be prepared as such. Review of proposals will continue until a selection committee consisting of representatives from the City of Marshalltown, Marshalltown Central Business District, and the Marshalltown Area Chamber of Commerce, is ready to make a recommendation to the City Council for the sale and redevelopment of the property. The City Council will review all proposals and reserves the right to reject any and all proposals. The ultimate decision to accept a proposal will be based on the proposal that is most advantageous to the citizens of Marshalltown.
