The project consists of demolition of the entire existing roof system and replacement with a Modified Bitumen Roof System. The scope also includes he salvaging and re-installation of the existing Tile and Stone Coping, as well as replacement of all Metal Coping. The scope also includes new Roof Accessories, such as Roof Hatch replacement, Access Ladder Replacement, Replacement of Gutters, Downspouts and Scuppers. There are three areas of deck infill, where a roof hatch or curb is being eliminated. Existing roof mounted lighting will be removed and replaced with building mounted exterior lighting, power to be routed through the exterior wall and above ceiling, some interior patch and repair may be required. Access Control (Card Reader) as well as a security camera, will be added to the South Entrance on the Main Building, as well as the MDF room of the third floor. The base scope includes cleaning of all masonry (brick, stone, and stone accents and sills), refinishing of existing Metal Cornice, as well as sealing any open joints in stone facade elements. Alternate 1 consists of Masonry Repairs: all areas of re-built brick, masonry tuckpointing, and steel lintel painting and replacement.
