Renovation of a multi-residential development in Holton, Kansas. Completed plans call for the renovation of a multi-residential development.
The work includes renovations of kitchens in the type A, B and C units as identified on the drawings. The scope includes demolition, carpentry, cabinetry, finishes and other items as noted. Bids are to include all necessary labor, materials and equipment. No bid shall be withdrawn for a period of sixty (60) days after the opening of bids without the consent of the Holton Housing Authority. For all construction and equipment contracts over $25,000, the bidder shall be required to submit with the bid a negotiable bid guarantee not less than five percent (5%) of the amount of the bid. The bid guarantee shall be a certified check, bank draft, U.S. Government Bond at par value or a bid bond secured by a surety company. The surety company must be authorized to do business in the State where the project is located and must be acceptable to the Government. Satisfactory proof of authorization to sign on behalf of the company is required. The competency and responsibility of bidders will be considered in awarding the contract, and the Owner reserves the right to reject any and all bids and waive irregularity in bidding. The contract will be awarded to the lowest responsive and responsible bid if reasonable, and if it is in the best interest of the Holton Housing Authority to accept it. Provide all labor, materials, equipment and services to complete the mechanical work as shown on the drawings and as herein specified. The mechanical work shall include all plumbing, heating, cooling and ventilation as required to provide a complete and workable installation. Unless otherwise shown on the plans, installation of all Plumbing and HVAC systems and fixtures shall comply with the latest version of the Americans with Disabilities Act's Accessibility Guidelines for Buildings and Facilities. Provide work in accordance with applicable rules and regulations of local and state governments and other authorities having lawful jurisdiction. Conform to the latest editions and supplements of the following codes, standards or recommended practices.
