As of December 2, 2025, a developer has been selected. The proposal selected best met the requirements outlined by the Village Board. The proposal is for a mixed-use development with 15 condos, a 12-room boutique hotel/lodging space, retail and office units on the first floor, and covered parking. The developer included a large plaza area at the corner as contemplated in the 2015 Downtown Master Plan. This proposal comes with a TIF request for stormwater improvements. A financial analysis shows a $4.7 million return to the Village over the life of the TIF. The proposed Real Estate Development Agreement (RDA) starts the entitlement process, which will include a Planned Unit Development (PUD) concept review with the ZBA, a preliminary PUD approval at ZBA with a public hearing, a preliminary PUD approval at the Village Board and a final PUD approval at the Village Board.
