Renovation of a residential development in Tifton, Georgia. Completed plans call for the renovation of a residential development.

Work Includes the Replacement of Doors and Windows, Replacement of Siding, Exterior Painting, and Related Work at a Total of 54 Units. General Work Requirements: Contractors are responsible for maintaining the work site at all times and must provide for the safety of residents, visitors, and property. The following general work requirements apply to this scope of work: o Information contained in the description of work and specifications are provided for reference only and are not intended to document existing conditions. Bidders are responsible for verifying all existing conditions, measurements, dimensions, and other information and shall notify the Authority's contact of any discrepancies prior to the bid date. o CONTRACTORS ARE ADVISED THAT THE CONTRACT WILL REQUIRE THAT A FULL-TIME SUPERINTENDENT BE ASSIGNED TO THE PROJECT AND MUST BE ON-SITE SUBSTANTIALLY ALL OF THE TIME AND MUST BE AVAILABLE BY CELLULAR TELEPHONE AT ALL TIMES. THE AUTHORITY AND THE ARCHITECT/CONSTRUCTION MANAGER MUST APPROVE THE SUPERINTENDENT. THE CONTRACTOR MUST NOTIFY THE ARCHITECT/CONSTRUCTION MANAGER A MINIMUM OF TEN (10) DAYS IN ADVANCE OF ANY CHANGE IN THE SUPERINTENDENT. THERE SHALL BE A MINIMUM OF THREE (3) DAYS OVERLAP FROM SUPERINTENDENT TO SUPERINTENDENT TO ENSURE CONSISTENCY IN WORK. IN THE EVENT THAT THE AUTHORITY'S CLERK-OF-THE-WORKS OR THEARCHITECT/CONSTRUCTION MANAGER DETERMINE THAT THE SUPERINTENDENT IS NOT ON THE WORK SITE AND REASONABLY AVAILABLE, THEY MAY ISSUE A VERBAL WORK STOP ORDER AND ALL PERSONNEL WILL BE REQUIRED TO LEAVE THE WORK SITE. o The Contractor is responsible for providing all facilities to its employees and shall notify the owner of any requirements for storage, parking or other dedicated areas. The Contractor shall provide both office and toilet facilities to its employees. Bathrooms in units are not to be used by the Contractor and the Contractor must provide temporary toilet facilities on the site. No smoking is permitted in or around (within 25 feet of) the units during the renovation. Question Deadline 01/30/2025
