Renovation of a multi-residential development in Gaffney, South Carolina. Completed plans call for the renovation of a multi-residential development.
Ceiling Repairs The ceilings in these units are original plaster that have been painted. Are close to 70+ years old. Water has potentially damaged some ceilings by entering the roof and/or from leaks at indoor HVAC unit located in the attic. Contractor shall refer to floor plans and Sheet A1-7 for unit breakdown. Sheet A1-7 notes ceiling condition in each room of each unit type on a scale of 1-3 with blank spots indicating ceiling is in good condition and no work is required. Level 1: Indicates minor issues with ceiling that are primarily cosmetic in nature and consists of small but slightly visible cracks and/or gaps(linear imperfections) typically near substrate joints or roof structure above. Level 2: Indicates major, but not critical, issues with ceiling that are mostly cosmetic but damage extends to a larger area as opposed to a simple crack or linear imperfection. Plaster is assumed to still be adhered/attached to lath for the vast majority of the ceiling area. Level 3: Indicates critical areas of plaster ceiling damage. These are areas that are typically deformed,sagging and may be pulling away from the lath and structure above. Remove any sagging plaster that will interfere with ceiling overlay, provide a new layer of 1x4 wood furring strips at 16” O.C. perpendicular to wood trusses/rafters and install a 1/2” layer of gypsum board ceiling in entire room. Plaster Ceiling repairs in select apartments. o Repairs to metal roof penetration boots. o Provide all other work as indicated on drawings, in Project Manual, and as required by codes and the authority having jurisdiction. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. All contractors are hereby notified that they must have proper license under the State laws governing their respective trades, whether or not Federal Funding is involved. Provide a Copy of Prime Bidder's Firm EPA Certification. Said deposit shall be retained by the Owner as liquidated damages in event of failure of the successful bidder to execute the contract within ten (10) days after the award or to give satisfactory surety as required by law. (Bid Bond not required if bid is less than $100,000.00.) A Performance Bond and a Payment Bond Will Be Required for One Hundred Percent (100%) of the Contract Price, or a 20% Cash Escrow or a 25% Letter of Credit. (Note: if Cash Escrow or Letter of Credit is Used It Must Remain in Force Until End of Warranty Period) Performance and Payment Bond Not Required if Bid is Less Than $100,000.00. The Gaffney Housing Authority is authorizing this method as a onetime method and this procedure may not be an option for future bids. Bid should be sent early enough so that it is actually received, not just sent, no later than the Bid Date and Time No bid may be withdrawn after the scheduled closing time for the receipt of bids for a period of Sixty (60) days. The Owner reserves the right to reject any or all bids and to waive informalities.
