Reference Number : 0000373988 The selected CM will work closely with the Owner, Owner's Representatives and Architect in a complete "Team" effort in the pre-construction phase. The Owner reserves the right to negotiate with the selected CM at the end of the pre-construction phase for subsequent construction services, or terminate the CM service and solicit proposals from other construction management firms for construction services. Services and responsibilities of the CM during pre-construction phase will include: o Participating in design reviews o Bid-ability and construct-ability reviews o Cost estimating o Construction phasing and scheduling Question Deadline 02/12/2025 at 4:00 PM ET Questions are submitted online : Yes . Clarifications to Owners Representative: Brandy Chirco at bchirco@aewinc.com The Owner intends to use the AIA Document A133 - 2017 as the Contract form, with appropriate modifications, for pre-construction and construction services. This document will create the formal agreement between the Owner and CM. Copies of this document and AIA Document A201-2017, General Conditions of the Contract for Construction, as modified, are enclosed as a part of this RFP for your review and to help you prepare your proposal. The proposed scope and schedule of the Washington Township Fire Station #2 and DPW are defined in Section 2 of this RFP. The planned projects include the construction of new buildings at two sites. The construction budget for both projects is estimated to be in excess of $23,000,000.00. Please review the enclosed project scope and schedule, and respond as to its appropriateness and your approach (work plan) to accomplish the preconstruction service and construction within the schedule. In addition to the other requirements of this RFP, the following minimum qualifications must be met by the CM firm in order to submit a Proposal: o Have been in business for at least the last 5 consecutive years o Be familiar with and have experience in public sector including having at leastfive different public sector clients within the last 10 years. o Have completed renovation projects of at least $20,000,000 for at least two (2)different private, or public sector clients within the last 10 years. o Have experience with fire station and pre-engineered metal building projects General Requirements - Contractors License Required - Insurance Required - License Required ** RFP date info : All Proposals must be submitted on the forms provided, properly executed and with all items filled out in ink or typed. Do not change or add words to the forms. Unauthorized conditions, limitations, or provisions on or attached to the forms may be cause for rejection of the Proposal. Any Respondent information that is altered by erasure or by inter-lineation prior to submittal must be initialed and explained by notation above the signature of the Respondent.Firms submitting a proposal in response to this RFP may be invited to give an oral presentation to the selection team. Oral presentations will be held on the week of March 3, 2025, at the Washington Township Municipal Building. This oral presentation will provide firms an opportunity to clarify or elaborate on the proposals, introduce their project team, and discuss their proposed project approach. The proposed key project members will be required to attend this oral presentation, and be prepared to answer questions from the selection committee.
