Construction Manager at Risk Services (CM@R) Contractor Services Greensboro Fire Department Pomona Drive Office Renovations for Life Safety Services Greensboro, NC The Greensboro Fire Department is issuing a Request for Qualifications (RFQ) to solicit a Statement of Qualifications (SOQ) from contractors interested in the opportunity to submit a proposal to provide preconstruction and construction services for the Greensboro Fire Department Pomona Drive Office Renovations for Life Safety Services project using the Construction Manager At-Risk (CM@R) method of project delivery. GENERAL SCOPE of WORK The newly renovated building will include on the main floor new reception area, meeting room, traditional offices, open workstation areas, evidence storage room, break room, male and female locker rooms/restrooms, public restroom, conference room, fitness room and support/storage spaces. Renovation of the upper floor is contingent on accessibility evaluation. The renovation shall also include all new finishes throughout, new fire protection system, revisions in the mechanical system, plumbing and electrical power distribution and new lighting. Included in the scope of services is collaboration with the design team during the Construction Document phase, development of a guaranteed maximum price (GMP) proposal, and, assuming successful negotiation of a GMP with the Owner, ultimately entering into a construction agreement for the construction of the Project. Responses to this RFQ will be evaluated to identify contractors with the requisite experience, qualifications and resources to complete the Project successfully within an agreed upon GMP in accordance with project requirements that will be specified by the Owner. This RFQ will place an emphasis on the contractor's demonstrated ability on past projects of similar scope, ability to meet project schedule, and commitment to MWBE. All requests for the RFQ and any questions related to the RFQ shall be directed to Lindsey Architecture (Emily Hinton) (contact above). The Owner reserves the right to amend the RFQ at any time and only those contractors registered with the City of Greensboro / Lindsey Architecture will receive amendments. The City of Greensboro reserves the right to reject any and all RFQs after the opening of RFQs but before award, or any RFQ, in whole or part, when it is in the best interest of the City of Greensboro's Fire Department. For the same reason, the City of Greensboro reserves the right to waive any minor irregularity in a proposal
