Demolition, site work, remodeling and addition to an educational facility in Bend, Oregon. Completed plans call for the addition of a educational facility; for the demolition of a educational facility; for the remodel of a educational facility; and for site work for a educational facility.

The Redmond School District ("the Owner") Requests Proposals from experienced Construction Manager|General Contractors (CM|GC) for the construction of the School project. Proposers shall provide number 7 paper submissions and one (1) electronic copy of their proposal on a flash drive in a sealed envelope. The CM|GC firms responding to this RFP will be evaluated based upon company overview, firm experience, similar project history, and other criteria identified in this RFP. This solicitation does not obligate the Owner to pay any costs incurred in preparation of Proposals. The Owner reserves the right to reject any Proposal that is not in compliance with all prescribed requirements. For good cause, the Owner project schedules, and enhance cost management. By engaging the CM|GC early in the design process, the District seeks to leverage preconstruction expertise to optimize constructability, mitigate risks, and deliver a costeffective solution. The scope of work also includes expanding the kitchen and cafeteria areas to support increased capacity and improve operational efficiency. Modernization efforts will focus on upgrading electrical systems in existing classrooms to meet evolving technological demands and reconfiguring the main office to improve administrative functionality. Interior enhancements, such as new paint and ceiling tile replacement, will revitalize the learning environment, while restroom facilities will be upgraded to meet accessibility standards and improve overall usability. The existing indoor courtyard, which provides natural light to surrounding classrooms, will be redesigned to resolve maintenance challenges and enhance usability as an outdoor learning and recreational space. Site improvements will address drainage issues to prevent water accumulation and repair asphalt surfaces to improve safety and durability throughout the campus. The selected Construction Manager|General Contractor (CM|GC) must demonstrate proven experience in delivering modernization projects on K12 occupied campuses. The CM|GC will join the project team at the 50% Schematic Design phase to facilitate preconstruction planning and seamless construction execution. The total construction budget is $9.5 million, funded by Capital Bond Funds approved by voters on November 5, 2024. Following Board approval and issuance of a Notice to Proceed, the selected firm is expected to commence work may reject any or all Proposals upon a written finding that it is in the public interest to do so. ANY PROTEST OR REQUEST FOR CHANGE MUST BE DELIVERED IN WRITING to David McKay, Principal in Charge, HMK Company, at PO Box 3223, Salem, OR 97302, ON OR BEFORE SEVEN (7) CALENDAR DAYS PRIOR TO THE DUE DATE FOR PROPOSALS. The Tumalo Community School Modernization and Expansion Project includes facility upgrades, remodeling, and the addition of new spaces to enhance educational programs and address critical infrastructure needs. Key improvements feature the construction of three new classrooms dedicated to 6th, 7th, and 8th grades, along with a dedicated science room, providing a total of four additional instructional spaces.
