Reference Number 0000376283 The purpose of this Request for Proposals (RFP) is to solicit professional construction inspection services for Phase 0.2 of the Lumberyard Affordable Housing Project. The City of Aspen (City) is requesting proposals from consultants with demonstrated experience in the construction inspection of heavy civil construction projects, particularly with respect to horizontal infrastructure and site grading projects and projects constructed in mountain communities. The purpose of this Request for Proposals (RFP) is to solicit professional services for construction QA/QC of Phase 0.2 of the Lumberyard Affordable Housing Project. The City approved the entitlements for the Lumberyard affordable housing development in City of Aspen Ordinance 10 of 2023. The Lumberyard will be a 100% affordable housing residential subdivision with 300+/- units, located on 11+/- acres of land owned by the City of Aspen within Aspen City limits. The Project site is located at 38005 CO-82, Aspen, CO. This RFP describes the project in general, the required scope of services, the selection process, and the minimum information required in a fully responsive proposal. The information contained in this RFP is the City's best understanding of the current needs and approach on how to address those needs, but the City is open to suggestions regarding the scope of work described herein based upon the Offeror's professional expertise. If the Offeror believes there is a better, or different, way to achieve the City's goals, then the Offeror should include that information in their proposal. The project will include, but is not limited to professional services for construction QA/QC of the utility and access horizontal infrastructure, which includes site grading, excavation, retaining, stormwater facilities, utility mains and service stubs, internal roadways, curb and gutter, and landscape, for the purpose of readying the 11-acre project site in Aspen, adjacent to the Aspen Airport Business Center (AABC), for vertical development of affordable housing facilities by a developer upon completion.
