Site work and renovation of a mixed-use development in Oskaloosa, Iowa. Completed plans call for the renovation of a educational facility; and for site work for a water / sewer project.

The project consists of the removal and replacement of one section of standing seam roof and associated drainage system at the Oskaloosa Middle School including, but not limited to: demolition, roof replacement, gutter and downspout installation, removal of interior roof drains, civil and site work as required to connect gutters to existing storm utilities. The Project shall be known as the Middle School Roof Replacement – Area A, Oskaloosa Community School District, Oskaloosa, Iowa. Doc Note - Bid Documents are available from Beeline and Blue 2507 Ingersoll Avenue, Des Moines, Iowa (515.244.1611). A deposit of $25.00 per set is required, which will be refunded upon return of the documents, in good and reusable condition, within seven (7) days from the date of the bid opening. The refundable deposit may be in the form of a company or personal check, or a plan room deposit card. The Bid Proposal shall be made on the Bid Form included within the Project Manual. Oral, facsimile, telegraphic or telephonic bids or modifications will not be considered. Bid Security in the amount of 5% of the bid in the form of a Bid Bond on form AIA A310, cashier's check, certified share draft or certified check drawn on an Iowa bank or credit union chartered under the laws of the United States shall accompany each bid in a separate, sealed envelope. Bid Security shall be payable to Oskaloosa Community School District. Construction to begin after receipt of signed contract and approximately June 1, 2025. Substantial Completion Date July 31, 2025, and Final Completion Date August 18, 2025. The Project shall be known as the Middle School Roof Replacement – Area A, Oskaloosa Community School District, Oskaloosa, Iowa. Upon award of a contract, the successful Contractor will be required to furnish a Performance and Payment Bond equal to 100% of the awarded Contract amount, and within the time set forth within the Contract Documents. The Contractor shall also furnish a copy of its Certificate(s) of Insurance showing coverage is being provided consistent with that stated within the Project Manual. The Bid shall be awarded to the lowest responsive, responsible bidder meeting the project specifications. However, the Owner reserves the right to reject any or all bids, or any part thereof, and to waive informalities, and to enter into such contract deemed to be in the best interests of the Oskaloosa Community School District.
