Renovation of a municipal facility in Ottawa, Kansas. Completed plans call for the renovation of a municipal facility.
Scope of Work: - Remove flooring in rooms where injection sites will be located - Apply poly-foam in areas indicated by BG Consultants (see attached document) - Fill and level injection sites - Replace flooring previously removed This project has 2 main complexities to be aware of: 1. There is a return air cavity beneath part of the slab. Great care must be taken to ensure this cavity is not filled with poly-foam material. 2. The perimeter of the structure has supply air ducts embedded beneath the slab. In the event that material invades these ducts, arrangements shall be made to remove it. Project requirements shall be as follows: Work area must remain clean at all times Poly-foam material suitable for lifting concrete shall be used and installed according to manufacturer's specifications. The contractor shall include any sub work required for a turnkey project Work shall be completed according to the engineer's drawings. Any deviation shall be approved by the maintenance director and/or engineer. All work must be completed between March 18th - March 21st 2025 The contractor will be responsible for obtaining all building permits. The cost of the required permits should be included in the cost of the project. Specific Work Requirements: The project includes the removal of flooring, applying poly-foam for concrete lifting, filling and leveling sites, and replacing flooring. Special attention must be given to avoid filling air cavities or supply ducts beneath the slab. Contact Person: Brandon Sands, Franklin County Maintenance Director, 785-229-3432. Bid Guarantee: Each bid must be accompanied by a Bid Bond or a cashier's check for 10% of the bid amount, payable to Franklin County, Kansas. Performance Bond and Insurance: The successful bidder must provide a Performance Bond, a Labor and Material Payment Bond, and the required insurance coverage as outlined in the RFP, including Worker's Compensation, General Liability, and Business Automobile Insurance. Site Restoration: The contractor is responsible for cleaning the work area daily, and all debris must be removed, leaving the site in its original condition after completion. Permit and Compliance: The contractor is responsible for obtaining all necessary permits and ensuring compliance with local, state, and federal codes, including inspections and approvals. Insurance and Bonding: Detailed insurance coverage requirements and bonding for contracts over $5,000, with the contractor required to name Franklin County as an additional insured party. Rejection of Bids: The County reserves the right to reject any or all bids and waive any informality or irregularity in the bidding process. Indemnification: The contractor is required to indemnify the County against claims for damages, bodily injury, and property loss during the project. These requirements ensure that the work is completed safely, meets regulatory standards, and that the County is protected financially throughout the process.
