The form of this security shall be as stated in the Instructions to Bidders included in the Bid Documents for this project. The successful Bidder shall be required to furnish a Performance and Payment Bond written as described in the Instructions to Bidders included in the Bid Documents for this project. Bids shall be accepted from Contractors who are licensed under LA. R.S. 37:2150-2192 for the classification of Building Construction. Bidder is required to comply with provisions and requirements of LA R.S. 38:2212(B)(5). No bid may be withdrawn for a period of forty-five (45) days after receipt of bids, except under the provisions of LA. R.S. 38:2214. The Owner reserves the right to reject any and all bids for just cause. In accordance with La. R.S. 38:2212(B)(1), the provisions and requirements of this Section; and those stated in the bidding documents shall not be waived by any entity. Reconstruction Plan 1) Remove shingles, under-layment & drip edge to wood deck and replace with new underlayment, drip edge and asphalt shingles in roof deck replacement area - Match existing around Unit 1006 2) Replace all facia and soffit materials similar to existing 3) Clean and seal all wood with black smutty surfaces in attic 4) Install new exterior wall insulation where gypsum board was removed 5) Install new gypsum board at walls where removed 6) Install new HVAC system to match existing, indoor unit and duct work only 7) Repair damage plumbing piping 8) Replace electrical wiring and devices where removed 9) Install new gypsum board ceiling and light fixtures where removed - Lights to match existing 10) Install new attic insulation - R19 - Blown-In 11) Install new door and trim where removed at A/C closet 12) Tape and float new gypsum board 13) Paint walls, ceilings, doors and trim, both new and existing 14) Install new flooring in bath and closet 2 - match existing 15) Reinstall kitchen appliances 16) Install bath accessories and mirror - match existing 17) Install new window blinds in all windows 18) Clean exterior brick, black smutty surfaces 19) Install two new hardwired smoke detectors (bedroom and living room) 20) Install one new carbon monoxide detector (living room) 1737 Pointe Coupee Drive Demolition / Cleanup Interior 1) Remove all furniture and loose building materials from front bedroom 2) Protect the existing floor from additional damage 3) Brace roof structure at ceiling for removal of exterior stud wall - salvage window 4) Temporarily seal holds in face brick (foam) 5) Disconnect electrical outlet (to be reinstalled) 6) Remove existing stud wall from closet door to corner at exterior wall 7) Remove contents of closet and give to tenant 8) Exterior brick and plywood cover to remain until exterior stud wall is reconstructed. Note: This work will be done in an occupied residence. Protect tenant and their property during demolition and reconstruction. All opening must be closed at the end of each work day. Demolition / Cleanup Exterior 1) Remove plywood/trim shrub from work area 2) Remove brick veneer - remove to solid masonry and clean for "tooth-in or new veneer 3) Carefully remove existing window and salvage for reinstallation 4) Remove metal frieze trim salvage for reinstallation 5) One all materials are removed exterior, the newly construction exterior stud wall framing must be covered with new sheathing on the same day.
