Renovation of a municipal facility in Aurora, Illinois. Completed plans call for the renovation of a 8,000-square-foot municipal facility.

Cordogan Clark invites you to bid on behalf of the City of Aurora for the Customer Service Center Renovation located at 3770 McCoy Drive, Aurora, IL 60504. Project consists of the renovation of approximately 8,000 s.f. of an existing type 2B, fully sprinkled facility. A new secure vestibule entrance shall be created on the eastern façade, to enter Fire Station 8. The main renovation includes selective wall demolition, replacement of flooring, walls, and ceilings, new LED lighting fixtures and controls within the customer service office, lobby and support spaces. Modification of ductwork and sprinkler will also be required to conform to new office layout. Question Deadline 03/11/2025 at 8:00 AM CT Bidders shall submit all inquiries via the City's E Procurement System Anticipated Award Date: April 2025 QA Section 2-331(5) of the Aurora City Code requires that bidders for city contracts in excess of $25,000 must participate in active apprenticeship and training programs approved and registered with the United States Department of Labor s Bureau of Apprenticeship and Training to be considered a responsible bidder. A bidder must affirm such participation in the Bidders Certification submitted with any bid. Furthermore, the bidder must submit a copy of each applicable program registration certificate with his/her bid. Division 8 of specifications omitted in error. Division to be issued with Addendum 1 Division 28 work to be completed under owners separate contract. Consultant listed on drawing cover sheet Yes sprinkler modifications are required in areas with new ceilings. Refer to added sheet and specification in future addendum. Only available walk through occurred during the mandatory prebid. No further walkthroughs available. COA requires a copy of each applicable Certificate of Registration issued by the Department of Labor, confirming participation by the contractor and any of its subcontractors, along with a current letter of Good Standing from the certificate holder indicating the bidder may use the certificate to meet the requirement. Since LiUna is the Chicagoland Laborers District Council Training and Apprentice Fund, a letter from them would be sufficient for the Laborers training certificate. Existing wall protection will not be reused. 6x12 cove base will be required. Yes this is the only location where M8a wall type is used. If wall tag cannot be seen on A2.01 - refer to enlarged plans for tags. Keynote N01 refers to wall infills at existing walls. All infills to be metal stud with gypsum on both sides, thickness vary. A3.02 5-9 are typical details. Refer to revised sheet in upcoming addendum for tags of all other details. Panels required to full height of wall up to door 106A. A/E does not comment on means and methods. Contractor to clean existing stairs & slab to remove as much staining as possible. Aluminum frames noted in error. Painted HM frames required. Refer to revised sheets in upcoming addendum. Detail tag locations revised, refer to revised sheet in upcoming addendum. No sills required in lounge 114 at bullnose CMU. No sealant required in existing IT room No Zintra wall panels in project. Note to be removed via upcoming addendum Key Code Media, as noted on cover sheet.
