Snips Building Exterior Remodel and Repairs SNIPS Building Proposal 102 N. Main Elk City, Ok Exterior repairs and modifications to prepare building for Resale, Interior repairs to make building structurally sound. Repairs and modifications include the following: 1. Windows: Replace 14 upper floor windows with Black thermal broke aluminum frame windows with argon gas, tempered glass, with TS-28 Low E. Insulate around brake metal as needed, caulk in. 2. Structural repairs inside: The rotted 2nd floor ceiling joists and floor joists on east end of building will require replacement with engineered wood beams. In addition, 2nd floor decking that is rotted and missing in damaged area will require replacement. This will help facilitate the repairs that need to be made to the two window openings on the East side which need to be redone as well. 3. Exterior masonry repairs are required on the upper Southeast corner of building, stone cap roll lock has missing stones need to be replaced, west wall has areas of damaged and missing brick that requires replacement and or repair, overall repairing of damaged and missing mortar. The two vacated door openings on south side will also need to be bricked in. 4. Exterior doors: 2 doors on the south side of the building will require replacement with steel security doors with knob and deadbolt. Will also need to remove steps in front of doors and replace with ADA ramp. 5. South store front wall: Remove the current plate glass and windows, replace West opening to replicate primary store front. East opening is a temporary repair that will need a permanent repair, remove all glass, wood wall will need to be constructed to accommodate new south storefront, wall will need to be insulated, and exterior siding installed to meet cosmetic design specifications. 6. West primary store front: remove glass and door, make needed repairs and replace with steel 3/4 "lite door, replace plate glass with modern insulated windows to be of like kind to windows in item 1. The intent is to replicate as close as possible to the attached image of the new store front. 7. Awning: strip and paint front awning, install metal over awning, install soffit under awning and accent lighting. 8. Paint: Paint awning to coordinate with new store front. Paint the bricked in window and door areas a color TBD but will need to coordinate with existing brick Make needed repairs and prep east wall for paint to match existing wall color. This (east wall) will need to be accomplished in coordination with electrician in removal of old boxes and conduit and ready for new to be installed. 9. All work is to be done in a professional manor and with approval of owner. The City of Elk City reserves the right to accept or reject any or all bids.
