Reference Number 0000375609 The goal of this project is to enhance the interior condition and appearance of the residential units at Marolt Ranch Apartments by repainting wood trim and addressing water-damaged windowsills for all 100 residential units at Marolt Ranch Apartments. This work will improve durability, maintainability, and overall tenant satisfaction while ensuring the long-term appeal of the units. Location: Marolt Ranch Apartments, Aspen, CO Units: 100 Seasonal Employee Housing Units Unit Size: 438 sq. ft. (1-bedroom with 3 twin beds, tables, and chairs) Project Overview: The contractor shall provide all necessary labor, materials, and equipment to complete the painting of designated wood trim areas, ensuring protection of all surfaces and furniture. Scope of Work: The contractor shall: 1. Provide all labor, tools, equipment, and materials required for the completion of work. 2. Ensure proper preparation of all surfaces before painting, including caulking, priming, and securing any loose trim. 3. Remove, store, and reinstall all window blinds before and after painting. 4. Move furniture as necessary to access work areas and return it to its original position. 5. Protect all non-painted surfaces, including furniture, floors, and fixtures, from paint spills, dust, and damage. 6. Maintain a clean and organized work area, removing all debris and materials upon project completion. 7. Ensure all work complies with local building codes and regulations. 8. Coordinate work schedule with property management to minimize disruption to residents and operations. 9. Conduct a final walkthrough with property management to confirm completion and address any touch-ups. 10. The project will be billed at a fixed rate, with payments based on the percentage of work completed each month. The Contractor shall meet the following delivery timeline: Work is to be performed starting May 1, 2025, and completed by June 6, 2025. No bid may be withdrawn within a period of sixty (60) calendar days after the date fixed for opening bids. The City reserves the right to reject any or all bids or accept what is, in its judgment, the bid which is in the City's best interest. The City further reserves the right, in the best interests of the City, to accept a late submittal or to waive any technical defects or irregularities in any and all bids submitted. Work Areas & Scope: Each unit contains 7 windows and 2 interior doors. The contractor shall perform the following: Entry Room: o Prime, caulk, and paint all window casings, baseboards, and trim casing. Back Room: o Prime, caulk, and paint all window casings, baseboards, and trim casing. Hallway & Closets: o Prime, caulk, and paint baseboards in the hallway, bathroom, and closets. Interior Doors: o Prime, caulk, and paint trim around interior doors. Surface Preparation & Repair: o Inspect all trim areas for cracks, gaps, or loose pieces. o Secure any loose trim with finish nails. o Caulk all cracks and gaps for a seamless finish. o Apply primer where necessary, especially in areas with exposed wood or previous damage. o Lightly sand surfaces if needed for proper paint adhesion. o Report any significant damage to property management before proceeding. Water-Damaged Window Sill Repairs: o Inspect all window sills for water damage. o Fill minor damage with wood filler or epoxy; replace severely damaged sills as needed. o Ensure all repairs are completed before painting. Paint Specifications o City of Aspen recommends Sherwin Williams SW 6126 - Navaho White in a semi-gloss finish for durability and easy cleaning, applied with a brush and roller (spraying permitted with prior approval) in a minimum of two coats for full coverage; however, if the bidder proposes a different paint, a specification must be provided for approval. Protection & Cleanup o Use drop cloths, plastic sheeting, and painter's tape to protect floors, carpets, furniture, and fixtures. o Ensure no paint drips, overspray, or streaks on non-painted surfaces. o Remove all painting materials, debris, and trash daily. o Clean and reinstall blinds after painting is complete. o Perform a final cleanup, ensuring the unit is in the same condition as before work began. Scheduling & Coordination o Work must be scheduled and completed between May 1, 2025 - June 7, 2025 to avoid interference with resident occupancy. o Coordination with property management is required to access units and schedule work. o Daily progress reports should be submitted, noting completed units and any issues encountered. o Work should be completed within the agreed-upon timeframe. Insurance & Licensing Requirements o Contractors must provide proof of general liability insurance and workers' compensation before beginning work. o Contractors must hold a valid state contractor's license and adhere to OSHA safety standards. Warranty & Maintenance Period o A warranty period of one year is required for paint adhesion and craftsmanship defects. o The contractor shall repair any issues at no additional cost within the warranty period.
