Renovation of a multi-residential development in Minneapolis, Minnesota. Completed plans call for the renovation of a multi-residential development.
The MPHA is seeking bids from qualified, licensed, and insured entities to provide the following detailed services: Required Services. The Contractor will provide all material and labor to complete the boiler replacement work detailed herein and within any applicable attachments, most specifically within Attachments L through L-1. Deadline to submit questions monday march 17, 2025, 3:00 pm cdt Questions shall be submitted online in the housing agency Marketplace or via email to the buyer by the date and time Noted above. The manufacturer of the existing chimney - This should be field verified and the contractor should provide the same manufacturer and compatible product for a single listed and labeled assembly. The operating pressure at the building: The boiler relief valve is noted on the drawings at 75psi. We anticipate an operating pressure of around 60psi. Contractor should plan for a static fill pressure in the penthouse (top of the loop) between 5psi and 10psi. There is elevator access to the basement but not to the boiler level. If the contractor deems it necessary to disassemble building components, with the approval of MPHA, the contractor will be responsible to restoring the same building components to the pre-work existing condition. Any means and methods thing that the contractor should account for, in their bid. Weight limit on the service elevators: Large Car Capacity: 3,500 Small Car capacity: 2,000 Current provider for controls: Honeywell, Contact Matthew Hilliard Matthew.hilliard@honeywell.com; 612-254-1666 Above the mechanical room at 620 and could that provide ceiling access: The room above the mechanical is the trash compactor room. The above area has been stabilized and reinforced, through ceiling access would not be an option. Materials can be stored in the basements or mechanical rooms, the 1627 boiler room will provide the best location for storage. No air handlers also being replaced. MPHA intends to maintain pre-demolition salvage rights on all equipment including the boilers and the VFDs. Salvaged equipment is to be moved to the 1627 boiler room for disassembly by MPHA. Please contact the MPHA Senior PM Tim Pilgrim to coordinate any additional site visits. A W/MBE business would be any business in which 51% of the business is owned and controlled by one or more minority or woman owners. There is no specific certification required to meet these business categories. Section 3 requirements can be found in Attachment D. Prior to contract award section 3 business certification will be verified by MPHA. Any labor completed by an employee making less than $68,500.00 annually qualifies as section 3 labor which can be recorded toward project goals without the company itself receiving certification. Should a business meet the criteria for a Section 3 and M/WBE all labor completed by that business will count toward the project goals for each of the categories for which they qualify. Please note being able to meet the project goals listed in Attachment F are not necessary for bid acceptance and should not be treated as a requirement to submitting or taking part in the bid.
