Renovation of an educational facility in Apple Valley, Minnesota. Completed plans call for the renovation of a educational facility.
Highland Elementary 2025 Ceiling Replacement project by the Independent School District No. 196, Rosemount, Apple Valley, Eagan SCOPE OF WORK - SPECIFIC TRADE PACKAGE REQUIREMENTS 1. The Construction Manager reserves the right to modify the schedule as needed to accommodate the work of other trades in the best interest of the project. 2. This Trade Package to include all wall and floor protection throughout the work area until directed by CM to remove. 3. This Trade Package to provide all demolition needed to remove existing acoustical tile track ceiling as shown on A1.01a. Trade Package 26A will remove light fixtures. Coordinate with TP 26A for removal of light fixtures. 4. This Trade Package to provide own dumpsters for demo debris including mechanical and electrical demo debris. Coordinate with Construction Manager for placement location. 5. Provide all structural support shown or specified for the work of this Trade Package as shown on A2.01h. 6. Provide all materials and labor necessary to clean and protect the work furnished and installed under this Trade Package until Owner acceptance. 7. Provide quantity take-offs for all Owner furnished items being installed by this Trade Package. 8. Coordination of erection sequences and material deliveries with the Construction Manager. 9. Provide hoisting and sequencing as required for the work of this Trade Package per the project schedule. 10. Receive and inventory all items installed under this contract. Missing or damaged items not reported to the construction manager within 72 hours will be replaced at the expense of this trade package 11. Provide protection for installed finish products until completion of project or until directed to be removed by Construction Manager. 12. Provide Pro Tect FPB Jamb Protectors or similar protectors (approved by the Construction Manager) on all painted door jambs. Provide Pro Tect Door shield or similar protectors (approved by the Construction Manager) on all painted hollow metal doors. Remove protection when directed by the Construction Manager. 13. This Trade Package responsible for replacing anything mistakenly painted causing a void in warranty such as painting low voltage cabling. 14. Paint all exposed conduit, ductwork and piping the same color as the wall finish, whether installed after or before the wall finish is applied. 15. Painting of all exposed fasteners, embed plates, or anchors at finished wall or floor surfaces. 16. Confirm that specified finishes will bond to existing wall finishes. Any chipping or peeling that occurs after paint is applied due to materials not bonding will be the responsibility of this Trade Package to replace at no additional cost to the Owner. 17. Plywood shall be furnished by Others behind all wall mounted mechanical and electrical panels, racks, and equipment shown in all communication closets, data closets, mechanical rooms, electrical rooms, etc. This trade package shall be responsible for painting the plywood as shown in all disciplines of the Contract Documents, unless specifically noted in other Trade Packages. 18. This trade package shall inspect and review all finished wall conditions prior to applying paint and report any deficiencies to the Construction Manager. By applying paint to wall surfaces, this trade package is accepting the substrate. In the event the Owner, Architect, or Construction Manager, later rejects painted wall surfaces due to taping deficiencies or finish issues, this trade package will provide re-painting as required at no additional cost to the Owner. 19. Provide all preparation of new or existing surfaces for painting of concrete, masonry, steel, iron, galvanized steel, aluminum, mechanical and electrical work, wood products and gypsum board, including floor treatments, sealers, primers, sandblasting, and other preparatory means, as required, shown or specified. 20. Apply two coats of paint on all finished surfaces unless specified otherwise. 21. Coordinate paint primers provided by other Trade Packages to insure compatibility with finnish paint. 22. Paint all walls to the deck and the exposed ceilings in rooms scheduled without a ceiling. 23. Provide all acoustical ceilings, including suspension systems, adhesives, trim, molding, extended perimeter wall moldings, curtain / roller shade pocket moldings, extruded aluminum profiles, accessories, and height differential materials, as needed, shown, or specified. 24. Field verify existing conditions and include break metal transitions as needed. 25. Provide all clip angles, fasteners, blocking, L-metal, metal closures, and support as required for the complete installation of the work of this Package. 26. Provide all openings, penetrations, cutouts in acoustical work for all trades as required to allow each trade to complete their scope of work. 27. Install tiles for ceiling mounted devices (devices provided by others) when directed by the Construction Manager. 28. Provide all acoustical treatment (panels) as shown or specified, including all support, framing systems, and mounting accessories required. 29. Drop perimeter and cut ceiling tiles at time of grid install if directed by the CM. Plan on a separate mobilization for padding out the rest of the ceiling. 30. Cut ceiling tiles for all sprinkler heads. Center opening on tile unless directed otherwise. Coordinate with TP 22A. 31. Provide finish tile inserts or facings that match the surrounding finish work for access doors and panels. 32. Provide detailed phasing schedule including resources to Construction manager within 1 week of bid submission.Phasing plan shall be within the bid day schedule with enough information to track progress.
