Site work and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the renovation of a residential development; and for site work for a residential development.
Remodeling and Repairs - 2145 N 45th St. Vines and Scrub Growth: Remove the vines and any other scrub trees/brush from along the foundation and growing/attached to the house. (Leave all true landscape shrubberies.) Cut this growth off at grade (soil) level. Note: The vines have grown into the structure, soffits, gutters, etc. Remove this growth carefully, to minimize any further damages to the house. Security Lighting: Replace or correct the two non-functioning light fixtures at the rear (West) side of the house and East face of the garage. Make any wiring corrections, as necessary. Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. (Note: There are multiple layers of shingles, including cedar shakes.) Replace any underlying rotten or damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Install new 'W' flashing at all valleys. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. New Roof Warranty: The contractor shall apply for the shingle manufacturers roof warranty, or provide all information and assistance necessary (material purchases, quantities, dates of purchase, warranty forms/application etc.) for the owner to apply for the shingle warranty. The contractor is to install the required products as necessary to establish the manufacturers warranty; starter strips, flashings, underlayment, roof vents, etc. All materials shall be installed according to manufacturers requirements. Soffit and Fascia Repairs: Repair or replace all damaged fascia, gable and soffit wraps and coverings. Match the existing color - white. (Note: The vines have disturbed these materials, and the removal of the vines will cause further damage, per work item #1.) Gutters and Downspouts: Retain and protect all existing gutters and downspout from damage during construction. Reattach all separated downspouts, and resecure to the house. Reseal all endcaps and corners. Install aluminum gutter guards along all gutters. Entry Sill Board: Install 2x6 pressure treated board under the storm door to the front porch. New board to be flush with the outside the existing metal nosing. Discretely apply sealant to make insect and rodent proof. Front Screen Door: Remove existing front storm door to the front porch and reinstall so that the door inswings. Use all existing hardware and latches if possible. Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. NM Wiring: Staple the existing loose 12 gauge (yellow) wiring chased through the joist spaces, per code, to properly secure it in place. Stairway Light Fixture: Install a new switch at the top of the stairs that controls the existing light fixture at the bottom of the stairs. The existing switch at the base of the stairs to remain. The wiring for the new switch to be surface mounted conduit or raceway to be discreetly installed along corners and edges when possible. Gutters and Downspouts: Replace all gutters and downspouts. (Note: For gutters and downspouts from upper dormers, chase all discharge through downspouts to lower gutters; do not discharge water across lower roof surfaces.) Where discharge to grade is problematic, connect downspouts to existing storm inlets with sealed boots. For other downspouts, direct discharge to grade with bends and extensions 5' away from the foundation, and provide splash blocks. Install permanent caps at abandoned storm inlets. If accepted, this alternate work would be performed in lieu of work item #6. Stairway Light Fixture: The existing three-way switches for the stairs operate a single light fixture at the top of the stairs. Install a new box and light fixture at the first floor ceiling, to illuminate the bottom flight of stairs and landing. Remove the existing surface raceway and light fixture currently located at the bottom of stairs, as this would now be redundant. Patch and match all areas disturbed by this work, to match existing. If accepted, this alternate work item would be performed in lieu of work item #11. The Owner reserves the right to reject any and all bids and to waive informalities.
