Renovation of a mixed-use development in Greensboro, North Carolina. Completed plans call for the renovation of a educational facility.
Auditorium Structural Repairs. The project consist of the renovation of the entrances of the UNCG Auditorium. On this project we are to take the concrete out of the North and South entrances and replace it because it is deteriorating. To do that we need to shore the retaining walls that are below so that we can perform the work. At the moment there are quarry tiles on the entrance that will have to be demoed along with the concrete and we have an alternate to put the quarry tile back but base bit is brushed concrete. Base Bid (General Description) Remove the existing raised entrance slabs and components at the north and south entrances, including steel support beams, reinforced concrete slabs, quarry tiles, granite top steps, and metal handrails. Salvage granite steps and handrails for reinstallation. Brace retaining walls laterally during repairs until permanent support is in place. Prepare the site by installing stainless-steel bent plates, concrete ledges, formwork, and MMFX reinforcement. Pour new concrete slabs with proper drainage to the top step. Apply a cold fluid-applied waterproofing system and install quarry tiles in a mortar bed, ensuring the finish elevation matches the existing one. Reinstall salvaged granite steps and handrails. Clean and paint handrail post splices at welded locations. Replace sealant joints, including handrail pockets, as specified on Sheet 2.2 of the Design Drawings. Repair masonry at steel support beam pockets and cracked brick masonry at the south entrance retaining wall. Pressure wash entrance and basement stairs, landings, and retaining walls. . Bid Alternate 01 (General Description) Includes all work in the Base Bid but uses a more robust cold fluid-applied waterproofing system with drainage board. Install a new area drain, piping, and lamb's tongue downspout nozzle at each entrance to discharge through the existing retaining wall. Slope slab, mortar bed, and quarry tile to direct water to the new drain. . Bid Alternate 02 (General Description) In lieu of a quarry tile finish, cast new concrete surface flush with perimeter while providing required slope for positive drainage away from the building face, and provide a light broomed finish.
