Renovation of a residential development in Jackson, Michigan. Completed plans call for the renovation of a residential development.

2025-COMMUNITY DEVELOPMENT-044 The work includes the following partial listing of items with approximate quantities: Replace existing furnace with a new 95% high efficiency, forced air, gas fired furnace bearing AGA label and must meet all Michigan Mechanical Codes and NWAHA standards. Bidders will be required to meet the City of Jackson's pre-qualification requirements prior to bid opening. Bidders must be prequalified through Sam.gov registration completion. The City of Jackson does not discriminate on the basis of race, religion or national origin, color, age, sex, height, weight, marital status, and physical or mental handicap as to: access, availability, employment, or participation in any of its programs and activities. The work includes the following partial listing of items with approximate quantities: Install new high efficiency furnace and ductwork modifications if needed to meet Michigan Mechanical Code and NWAHA standards. The scope of this work shall include all labor, equipment and materials necessary to complete this project according to the specifications listed in the contract documents. All labor, equipment and materials necessary for completion of the work, but not specifically listed as a pay item, will be deemed to be included in one or more of the pay items listed in the bid sheet. Replace existing furnace with new 95% efficient forced air, gas fired furnace bearing AGA label. Furnace output capacity shall be sufficient to heat the structure according to NWAHA standards. Installations shall comply with the current Michigan Mechanical Code. All habitable rooms, as designated by the Building Inspector, shall be supplied with warm air sufficient to maintain temperatures according to NWAHA standards. All new register installations shall be located in floor or low wall with the exception of bathrooms, which shall be wall mounted. Provide an adequate means of return air for these new supply runs. The use of ceiling diffuser outlets will be allowed only with prior approval. When new supply or returns are required and duct is run through any habitable room, it shall be enclosed in new or existing walls. Any new enclosure shall match existing surfaces. Installation shall include a register in the warm air plenum or trunkline to provide heat to the cellar and a new thermostat. A filter rack with cover shall be installed in the return air duct outside of the furnace cabinet. Whenever possible, insulate new supply and return ducts in unheated attic spaces, ventilated crawl spaces, and other exposed locations to prevent excessive heat loss. Flexible duct shall be used only in attics or crawl spaces. If not bid as a separate part of this contract, the installation shall include repair or replacement of wiring and/or plumbing necessary to comply with local code. If the existing ductwork is not to be replaced, it must be approved by the Mechanical Inspector.
